I've lived in Atlanta a long time. In fact, this is the longest I have lived in any one place, with the exception of living with my parents before going to college. I came to Atlanta first in 1991 as the result of a job transfer with Hilton Hotels.  I was here for a year, and then bought my first house, which I still own today. It was probably the physical tie that brought me back here in 1994. (I was transferred in late 1992 to New York, and then accepted a job back here in Atlanta in '94) And I've been here ever since. I've watched the city grow in more ways than one. From bad air days to bad hair days to highways and high-rises. But, Atlanta has always had a problem managing their growth. New Sarah R Smith Elementary Intermediate Campus Opens Jan 2010!  There are three top elementary schools in the Buckhead neighborhood of Atlanta GA.  The other two, Morris Brandon Elementary and Warren T. Jackson Elementary have opened second campuses in the past few years to handle the increased demand for their excellent schools.   Earlier this month, Sarah R. The December stats came out from the FMLS. I updated my ongoing chart with the new data.  The 12 month moving average for number of units inching up a bit but the average price is flat.  Maybe we're creating a solid bottom for prices. These charts are for the entire metro Atlanta area for single family detached homes. For charts for 30 more localized areas around Atlanta, go to my main site.   The latest Case-Shiller index didn't change much for Atlanta. As you can see, Atlanta is near the bottom of the list which means that housing is comparitively cheap in Atlanta

So, this past weekend my clients, Johnie & David, and I had our episode "Manly Man Cave In Atlanta" debut for HGTV's House Hunter's. While it was nice to reflect on the home-buying experience of Johnie & David it was also interesting to see how a 5 month process of house-hunting was editted down to a 30 minute tv show. One of the questions I've been asked by repeatedly by people since the show aired was "Did you really only half to show them 3 houses?!" Thanks to the recent first-time home buyer tax credits, about 70%of the buyers that I work with are "property virgins".  For them, the thought of finding an affordable home near Downtown Atlanta (aka Intown Atlanta) is often daunting.   To help get the home search ball rolling, I've highlighted a few neighborhoods that are perfect places to purchase a first home: GRANT PARK atlanta homes (Zip code 30312) If you have about $275,000 to spend, you can get a 2 or 3 bedroom home in Grant Park that is in pretty good condition.  There are some foreclosures available for about $225,000, but you really have to jump when you find a good deal.  Grant Park also has some charming townhomes that are just a block or two from the park and they start at about $150,000. >> Grant Park Atlanta - View all ...
