I really have to be selective these days in how much TV I watch. There is two reasons: 1)  My cup is full when it comes to negative news! I just don't need to hear anymore of it! Can somebody do a human interest story or something that will make us all just feel good? Really..... 2)  If I get "caught" on the couch, and start watching any number of programs, I find hours wasted that I could of been working on my social media marketing skills, new ideas to market my listings, or just learning something from the vast knowledge we can find on the web. You just want to have a good laugh. Forget about markets and 401k's and all. So, I thought I'd share a good laugh with you! I hope you enjoy it as much as I did...and do daily now!

When a home goes on the market that is overpriced, the market rejects it and it fails.  A failed listing can come as a withdrawal from the market or an expired listing.  Either one is not good if your goal is to sell your house.  Most of the time a "re-list" is accompanied by a price reduction, more time on the market, and further frustration.  Here are the ChartMaster statistics showing failed listings in Metro Atlanta over the last three years: 3rd Quarter 2006 - 47.8% of listings failed 3rd Quarter 2007 - 62.5% of listings failed 3rd Quarter 2008 - 66.9% of listings failed With the trend going up, it's a black eye for our industry.  It shows that more and more people are pricing their homes too high.  Maybe its caused by denial.  Maybe its caused by greed.  Maybe its caused by real e...

Peachtree Home Staging recently provided home staging services, furnishings, and accessories for a vacant condo located in the Buckhead area of Atlanta.  Buckhead is conveniently located near Midtown and Downtown Atlanta. REALTOR® Magazine Online reports that Atlanta has been named one of the Top Ten Best Places to Retire ona Budget. The study, which was conducted by Forbes magazine, considered "affordability, inflationary pressures, and job prospects for the 20 percent of those older than 65 who are still employed." Atlanta Short Sales: The FactsWhen a property is labeled as a "short sale" this means that the buyer is in default on their mortgage payments and has asked the lender to work with them in accepting less money than is owed on the current mortgage.  Although the seller is still technically in possession of the property, it is the lender who will determine whether or not the home will sell. The lender will require the owner to submit a "hardship" application proving that the seller does not have the financial capacity to pay for the home or make up the difference in what the home might sell for versus what is owed.  Once approved, the lender orders a BPO (broker price opinion) or an appraisal to determine what price would be fair for them to accept knowing they are going to take a loss. According to REALTOR® Magazine Online, Atlanta has made it into the Top Ten list of the fastest-selling zips codes. The study was conducted by Altos Research, which conducts real estate data from all over the country. #1 on the list - Sunnyvale, California, with an average of 66 days on the market. Atlanta, Georgia 30340, slipped in at number 10, with an average of 91 days on the market. According to FMLS (our Multiple Listing Service), from 1/1/08 through 10/27/08, the 30340 zip code has had an average list price of $213,805 and an average sale price of $207,160. (Also worth noting: FMLS lists an average days on market for this zip code during this time period as only 66 days, tying for first with the #1 city on the list.) The National Association of Realtors is reporting that existing home sales rose 5.5% in September which is 1.4% higher than September 2007.  So did homes sales really increase in September.  Possibly...my only concern is that buyers had a deadline of September 30, 2008, for seller funded down payment assistance programs.  Congress outlawed these programs effective October 1, 2008.  There was a surge of buyers using these programs in September.  I am wondering if that caused the jump in existing home sales.  Maybe...we will have to see if the trend continues in October.  Here are some numbers that do show a "bottoming out" effect of the market.  The total housing inventory fell 1.6% in September which represents two consecutive monthly declines since it peaked in July.  The national medi...

REDC Atlanta Home Auction Leaves Today!!! BUT, THE GOOD DEALS DON'T!!!!! So, the last day of the REDC Atlanta Home Auction is today. Many thought the past few weekends were going to bring them their deals of a lifetime, but several people bought homes only to find out that they didn't get what they paid for and often OVERPAID in many cases (not to mention all the work that will have to go into them being livable again). Actually, I had two people call me this weekend after they went to the auction and said that their bids were not accepted by the bank. Therefore, they spent all their time at the auction, and made sure they were pre-approved, followed all the auction guidelines only to find out they never had a chance of getting that home at the price they were willing to pay for it....k...

With all the doom and gloom on the news, are there any bright spots out there?  Yes, of course there are!  One is the falling price of oil, gas and other commodities, which helps to soften any downturn in the economy.  But what may surprise you is that the resale home market is another bright spot.   We've written in previous blog posts that the Intown Atlanta market has been doing quite well, in contrast to many other parts of the country.  But now comes news that the country as a whole is rebounding in terms of existing home sales.  In September, existing home sales jumped 5.5% as affordability has improved.  Improving affordability in some markets has to do with home prices correcting to more reasonable levels after steep run-ups in bubble markets.  But another factor that improves a...
