Investors who manage rental property in the Emory or Decatur neighborhoods don't generally have to worry about severe winter weather - except when the temperatures drop and snow and ice incapacitate the area.  While the colder weather only lasts several days, a few precautions could protect your home and the safety of your tenants. There are a few steps you can take to limit the number of issues that might affect your property. According to FEMA, residential fires cause more fatalities, injuries and property damage during the winter months between December and February.  The furnace of your Emory home should be inspected before it gets cold.  Your Lease should specify that your tenants are responsible for keeping the heat on at a temperature to prevent pipes from freezing. Smoke and car...

Decatur Homes - Clairmont Heights Area HistoryClairmont Heights and the surrounding Decatur neighborhoods have an interesting history.  Clairmont Heights Civic Association put together an intriguing history of Decatur real estate in this area.  Clairmont Heights was developed after a lottery of Creek Indian lands in 1821 by the State of Georgia, when 202+ acres were transferred to individuals.  According to local historians ,by 1860, most of the land was owned by Ezekel Mason, an esteemed citizen of Decatur who died in 1879.  His widow then ran a profitable mill in the area called Mason's Mill.  Remnants of the Mill and the old Decatur Waterworks are still visible along the recently constructed pathways in the area and can also be accessed through several Decatur parks.Original plats da...

Leafmore Hills/Vista Grove/Oak Grove - Part 1 History of Decatur Real Estate Near Leafmore/Oak GroveThe current Leafmore/Oak Grove area of Dekalb County has changed a great deal since 1822, when real estate sold here for 10 cents an acre.  The following year, Decatur was named the County Seat and the area began developing. Leafmore Hills and the surrounding Oak Grove area was a rural farming community with few homes and no 4-lane highways.  Dairy farms dotted the landscape and Clairmont Road, now a major artery, was part of an Indian Trail. There were no shopping centers, grocery stores or restaurants - just small crop farms and cows!An expanding population pushed Atlanta eastward towards Decatur, which was becoming a prestigious suburb by the early 1950's.  According to history compile...

Winter climate in the Atlanta area is generally mild - at least milder than in many other parts of the country.  Temperatures do dip lower, trees lose their leaves, and shorts are no longer popular apparel.  There may not be snow in the backyard, but cold days and nights are interspersed with incredible sunny days when you could enjoy a picnic on the deck, and many days when curling near the fire or the heat register is an appealing option. This is a time when most homeowners in Decatur focus on a cozy interior, rather than the bleak exterior landscape.  With a little creativity, however, it is possible to enhance the exterior of your home and enjoy outside activities on those beautiful days:Once the leaves are raked, consider decorating outside your home for the cooler months. Make you...

Most homeowners considering the sale of their home in Atlanta or Decatur plan to to sell in the spring, rather than in the winter months.  The weather is generally milder, trees and flowers are in bloom, and there are more prospective buyers are looking for homes in the spring. There are several compelling reasons, however, why selling your home during the holidays might make sense.  First of all, fewer homes are on the market, which  means the buyers looking during this time are serious buyers. Buyers often have more time during the holidays to look for a new home, as work demands ease. During the holiday period between Thanksgiving and New Years, most homes show at their best with all the holiday glitter and decorations in place. A lighted tree, candles in the window and a table set w...

Our church recently decided to sponsor a refugee family in partnership with another local church.  They asked for donations of furniture, lamps, school supplies, bedding, alarm clocks and a number of other household items. In thinking about what extra things are cluttering my Atlanta home, I realized that my excess would probably furnish several family homes.Aside from a semi-annual clearing of clothes dropped at the Salvation Army and an occasional bag of books donated to my local Decatur library, that's usually the extent of my annual household donations.  A major clear out is in my future!Who could utilize all those extra lampshades and lamps we never use, the paintings and pictures we thought we might hang again, or the duplicate glasses, mugs, and stainless silverware taking up s...

What happens if a tenant who owes you money moves out of your Decatur rental property in the dead of night? You happen to stop by your rental property in Decatur shortly thereafter and discover an unoccupied home.  The place is in terrible condition with debris on the floor, dirty dishes in the sink and on the counters,  a filthy refrigerator with food inside.  Clothes and other items are strewn about.  The tenants also left numerous personal property items behind - some of value and some obviously trash.  Your tenants have definitely abandoned the premises and are long gone! After you've calmed down, your first impulse might be to start clearing the property, disposing of items, and cleaning it up for the next tenants. Before you fill up the trash cans, you may need to consider filing an...

When I began selling homes in the Emory and Decatur neighborhoods back in the early 1980’s, it was a rather settled and somewhat stodgy environment.1930’s – 1940’sFamilies had moved to the area in the late 1930’s or 1940’s when much of the area was developed.  Smaller bungalow style homes were created in neighborhoods like Emory Grove, Great Lakes, and Glendale Estates. The original owners bought what they could afford in a new area where many of the streets were still unpaved.  In a few years, the area was full of young children, who played together and grew up together on the same streets.  Everyone knew their neighbors, their children and their pets. Garden Clubs were formed and play areas were established. It’s hard to image what North Decatur Road and Scott Boulevard might have been ...

Some Pet owners are finding it difficult to lease a property in Atlanta and in the Emory area because many property owners are reluctant to accept pets. We Love Our DogsAccording to a recent survey by Apartments.com, more than 70% of renters own a pet. In fact, 65% of American households own a pet – 42% owned a cat and 54.4% owned a dog. Some two-thirds of pet owners have experienced difficulty in finding a rental property that allowed pets.If you are an investor with a rental property, one of the frequent questions you will hear is “do you take pets”? There are horror stories about dogs that destroyed the woodwork or chewed the carpet, but most pets are well-behaved or crated when their owner is away. If the investment property is in a townhome or condo community, you should consider yo...

Managing your own Decatur investment property is often difficult, especially if you need time for a demanding full-time job, a busy family life, and want some precious down time.  Those annoying tenant requests always seem to come at critical times – just when you are leaving for vacation or an important business trip. You may have inherited a family home or become a new Decatur investor. Your Decatur home may need repairs or updates – someone will need to meet the workmen. When your property is ready, you will need to advertise for new tenants – someone will need to screen them carefully by requiring credit, background, criminal checks, employment and more. How will you market your home for tenants? Who will prepare the Lease? Who will hold the Security Deposit? How will the rent be co...

This post was originally published on 7/3/2016 by Emory Decatur Property Management According to Georgia and Federal Law, if you own investment property near Emory University or in Decatur, certain responsibilities fall on your shoulders. As long as you are not involved in a federal government housing program which have additional requirements,  here are some concerns you should consider: You are required to inform your Decatur renters of the presence of lead based paint on your property.  Lead based paint was banned in 1978 so any newer home is unlikely to contain lead paint. Fair Housing laws also require that you  avoid  discrimination of any kind in leasing your property - - race. color, national origin, religion, sex, familial status or disability.
