It's been a while since I wrote due to the holidays and finishing up deals through the end of December but I'm back now in full force. I am so excited to announce that Area Land and Homes Magazine is back on stands now and we're awaiting the delivery of the February issue. The National Association of REALTORS has said that all real estate is local.  I believe this to be true.  The real estate market in Vidalia, GA is going to be different from Atlanta, Savannah or even Bainbridge.  Our market has seen a shift from a seller's market to a buyer's market but prices have seemed to remain stable thus far.  Some sellers may have seen an adjustment from two or three years ago when the market was appreciating like crazy, but in terms of "normal" our market has remained consistent.  We have suffered some industry loss this year and it will likely affect the market for 2008.  January has been slower than in recent years.  The Georgia Association of REALTORS is trying to combat the negative press as seen in this video http://www.garealtor.com/MemberCenter/GAREALTORT... 01/16/2008

Homestead exemption is a tax relief for Georgia residents that own and occupy their primary resident. If you are going to live in the property you are purchasing file an application with the Tax Commissioners Office. Applications for Toombs County and Montgomery counties must be filed from January 1 through March 1 of the year for which the exemption is first claimed by the taxpayer. I recommend to new homeowners, when you receive all of your closing documents from the attorney file an application then. It is easy to forget about the exemption, until after you receive your tax bill and it's too late then. This is a one time filing, every year your exemption will automatically be renewed.
