The Honolulu Board of Realtor's MATRIX allows for some statistics to be generated that look at the overall picture of the real estate market in the County of Honolulu. TODAY, I WILL FEATURE SOME GRAPHS FOR SINGLE FAMILY HOMES Above: Days to sell has been pretty low, and then, as summer approached, we had a spike up. Which probably means, that NOW IS A GOOD TIME TO NEGOTIATE A PRICE. Also, I wonder if this had anything to do with the interests rates going up. Above: It looks like ACTIVE LISTINGS GO UP DURING THE SUMMER. That might be another reason why the "Days to sell" has goes up then, more competition for the available buyers. CONDOMINIUMS FOR SALE IN KAHALA CAN BE AFFORDABLE, BUT YOU NEED TO BE AWARE OF LEASEHOLD. Kahala, known for its beautiful multi million dollar homes both on and off the beach, can be tricky when you look at affordable condominiums. Sometimes the waves do kick up a bit here in Hawaii, even on the Waikiki side, so where to go on a hot summer's day? ALA MOANA BEACH PARK, HONOLULU, HAWAII Those who live in Honolulu tend to stay out of Waikiki when it comes to going to the beach. Mostly, because parking is tough and it's quite a hike to the beach. Not so at Ala Moana Beach Park. There is lots of FREE parking, and it's just across the street from the Ala Moana Shopping Center in case you want to load up on picnic items at the last minute. Ala Moana Beach Park is 76 acres of mostly lawn shaded by large trees under which families gather for picnics. Have you ever dreamed of living at Diamond Head on the ocean? There are some very attractive condominium prices in the Diamond Head neighborhood of Honolulu. For example, I checked the MLS just now, and there are 59 listings on the market from as low as $79,900. Six listings were between $100,000 and $200,000 with 4 of them at 2947 Kalakaua Avenue, an oceanfront building. However, these are all leasehold and it is important to find out when the lease runs out and how much it would be to purchase it in fee simple. This could become a real problem down the line. The first boat to cross the finish line at Diamond Head Lighthouse in this year's 2013 Transpac Yacht Race was the 73-foot offshore trimaran TRITIUM LENDING CLUB. After starting the 2,250 mile race in Long Beach on Saturday, July 13, it crossed the finish line on Thursday night after 5 days, 11 hours, 52 minutes and 33 seconds. Unfortunately, I was not out there myself to watch it come in, but I did go down to the Honolulu yacht basin yesterday to see it close-up and took some photos. Check out it's unusual racing design. This is my first foray into direct mail marketing and I have earmarked a certain budget for it. Rather than putting "all my eggs in one basket", I am testing the waters in several ways. 1. Expired listings: This is something I am committed doing because I know these owners are interested in selling and have not done so. These owners get a personalized letter from me. My advisers tell me that without a follow-up call, these are pretty useless. What has been your experience? 2. A condo or townhouse complex: We have plenty of them here in Honolulu.
