Marco Polo Apartments - 2333 Kapiolani Blvd., Honolulu, Hawaii 96826 The 568 unit Marco Polo apartment building located on approximately 5 acres on the Ala Wai Canal on the mountain side (or "Mauka") of Waikiki, was an instant hit with local residents back in the early 1970s when it was completed. A friend of mine who worked in the tourism industry purchased a unit early on because he wanted to be near his office but not actually live in Waikiki. I think a lot of others purchased there originally for the same reason. Today, I spent the afternoon looking at condominiums and townhouses for sale in Hawaii Kai near Koko Head and Hawaii Kai Marina. Sunday is a day for "open houses" between 2 & 5 PM and you would think there would be quite a few to look at. BUT NOT SO. Just like everywhere else in Hawaii, the inventory may be high overall - there are over 3,000 condominiums actively for sale on Oahu according to my search on the Honolulu Board of Realtors - but they go under contract very fast. Usually the agents hold a "brokers open" during the week right after the new listing hits the MLS. Chances are, if it's a desirable building and the price is right, it goes under contract within days. I was asked to attend a meeting of the "One Billion Rising" Honolulu group yesterday to be held at Ala Moana Park to discuss next February 14, 2014's event.  Coldwell Banker Pacific Properties shares this monthly update with their agents to distribute: The news just keeps improving. Home sales are up in the market — way up! The latest monthly data shows the number of condominium sales that closed this March increased by 73.1 percent from a year ago. 585 transactions closed in March of 2013 compared to 338 transactions that closed in March of 2012 – that’s 247 more transactions.

The pace of sales has also significantly improved. Single-family homes are selling in half the time — 22 days this March as compared to 44 days a year ago. Condos are selling in less than half the time — 15 days this March as compared to 39 days a year ago.

The Cove Waikiki started pre selling December of 2011. Last month, I received an email from one of my clients that I have been working with for around a year or so. They decided to walk into the sales office of the Cove Waikiki to preview the spec condo and spoke with one of my colleagues about the possiblilities of purchasing. I have encouraged them in the past to see what the Cove had available, but they preferred to preview other existing condos in the area. Kenton Kuwada passed away on Friday, October 19th, 2012.  According to news reports, he was driving on Kaukonahua Road, also known as "Snake Road," one of the more dangerous roads on Oahu.  His passenger, a woman in her 70's survived the accident, which occurred around 10:30 a.m. According to police reports, the accident was caused by another driver who crossed the center line and collided with the Toyota pickup truck Kenton was driving. Kenton attended the University of Hawaii at Manoa in the early 1980's and lived at Anuenue dormitory for a semester or two.  I remember meeting him around the fall of 1982 and hanging out with the other guys in the dorm. My Favorite Honolulu Neighborhood:  Ala Moana The Ala Moana neighborhood is just west of Waikiki, across the Ala Wai Canal. Mainly known for it’s Ala Moana Beach Park and the world famous Ala Moana Shopping Center as well as the Honolulu Convention Center, there is also closeby Ward Center with plenty of retail and restaurants, as well as Walmart and Ross stores.   As for real estate, the neighborhood offers primarily luxury highrise condos, where you’ll find such sought after buildings as Yacht Harbor Towers, Nauru Tower and Hawaiki Tower, as well as the newly built Ko’olani and Hokua.
