The Waikiki Landmark is a highrise condominium in Honolulu, Hawaii that has been an architectural spectical for nearly 20 years now. The building can be seen from miles away.  Over the course of the last real estate cycle, values have increased as the fee simple interest became available to homeowners. Oahu Real Estate update for May 2012  Inventories for Single Family Homes ( SFH ) and Condos continue to drop.  May 2012’s SFH Inventory of 989 is the lowest for the year so far.   It is below April’s 991, and far below May 2011’s 1,371.  May 2012’s Condo inventory of 1,452 is below April’s 1,483, and very far below May 2011’s 1,810.  Again, we have to go all the way back to 2005 to see inventory levels this low.  Days on Market ( DOM )continue to drop.  SFH DOM of 28 is well below April’s 32, and May 2011’s 32.  Condo DOM of 32 is down slightly from April’s 33, and well below May 2011’s 37.  Low days on market show strong buyer interest.  Properties are selling very fast once they hit the market.  We haven’t seen DOM this low since May of 2010. New Condo Construction:  Ala Moana Tower above the Nordstrom Garage According to "Pacific Business News" online, "The Howard Hughes Corp., which owns the Ward Centers in Hawaii, is in the final stages of design with two Honolulu developers for a high-rise condominium behind Ala Moana Center." "Dallas-based Howard Hughes Corp. (NYSE: HHC), which is partnering with The MacNaughton Group and the Kobayashi Group   to build the 210-unit “Ala Moana Tower” atop a parking garage adjacent to the Nordstrom department store on Kapiolani Boulevard, expects to begin pre-sales of units later this year, CEO David R. Waikiki:  Hilton Hawaiian Village Begins Major Renovations According to "Travel Pulse" online and several other news sources, "Hilton Worldwide has announced a multi-year master plan to renovate and rejuvenate the 22-acre, oceanfront Hilton Hawaiian Village Beach Resort & Spa in Waikiki. The plan features expanded retail and restaurant space to serve the more than 2 million guests it hosts annually, an improved guest arrival, and numerous upgraded amenities, including additional children’s and adult pools. I've been tracking the Diamond Head single family home market extensively over the past 7 years. We've typically been averaging 30-33 homes on the market. Today, there are only 23 active listings.  There were some points during those years when there were no listings under $2 million. Today, there are 3. Right now, there is only home in escrow. Over the past 6 months, there have been 9 sales with an average sales price of $2,570,082. The highest sale was a $5 million home on Papu Circle. Of the homes that sold, they fetched 95% of asking price and took 68 days on average to sell.

Waikiki Beach:  Project to Replace Sand is Now Complete According to the "Hawaii Tribune Herald", "A project to widen an eroding section of world-famous Waikiki beach has been completed." "The shoreline in the area is eroding one-to-two feet per year, allowing water to rush into seawalls and a hotel restaurant bar during south shore swells and peak high tide." "The state Department of Land and Natural Resources used machines to haul sand onto the beach. In some areas where tides once lapped at walls, there is now up to 40 feet of new sand." The Colony Beach is next to the Colony Surf on Honolulu's Gold Coast. Units don't come up there that often as I wrote about in just a few months ago. As suspected, it didn't last long.
