VA mortgage insurance amounts set to change

As a result of Public Law 112-26, Restoring GI Bill Fairness Act of 2011 and previous legislation, reduction in funding fees for the VA home loan program will take place for loans closed on or after October 1, 2011. First time VA loan users will now pay 1.4% for purchase and refinance loans, down from 2.15%. Also reservists and National Guard members will now pay 1.65%, down from 2.4%. Subsequent VA loan borrowers who put down less than 5% for purchase and regular refinance loans will pay a reduced VA funding fee of just 2.8 %, down from the previous 3.3%. Surviving spouses and disabled vets are still exempt from the VA funding fee.

Staging a Dining Room

Dining rooms often seem to me to be the rooms with the most furniture and the ones homeowners use for more than one purpose.  Therefore they tend to collect things not related to dining.  When you are getting ready to sell your home take a really close look at your dining room.  Most dining rooms are furnished with a table and a collection of other furniture pieces including china cabinets, buffets, servers, sideboards and those "extra chairs".  This dining room is the perfect example:

The photo is taken from the foyer so it is the first impression when you walk into the home.  As a professional stager my first goal would be to create a sense of spaciousness in this room.  One sure way of doing that is to make sure the opposite wall is visible.  Here, the opposite wall is largely hidden by the china cabinet and the chandelier.  And the room looks almost impossible to move around in.  The subtle message to a prospective buyer is that there is insufficient room here to entertain. The homeowner said, "The furniture has been like this for the last 23 years and there isn't any other way the room works."

Enter staging: 

Dining Room after

Same furniture, except the extraneous pieces have been removed.  (2 side chairs and the table leaf went into a basement storage area, the side table found a new home in the living room, and the plant happily relocated to a guest bedroom).  The dining room fixture was replaced and simple trim was added below the existing chair rail to give the illusion of wainscotting. The upper walls remained the same color.  The coordinating framed prints were relocated from two other rooms.  But the biggest difference was simply switching the china cabinet and the server.  Now you see the far wall and the dining room looks much larger and much more inviting.  Another option would be to remove the china cabinet and leave the buffet allowing you to see all the walls; however, the top of this buffet was marred so I opted to leave it in place.  Plenty of visible floor says there is ample space to move around and entertain.  The homeowner stood in the dining room and kept saying, "It looks so large", "I can't believe this is the same room", "i would never have thought . . "

Great staging is about looking beyond "how it always is" to find what is possible.  As a stager I am focused on highlighting the spaciousness of a room, the architectural features, and defining one purpose for the room.  So, now there's plenty of room here for family dining and entertaining, and a much more welcoming feeling as you enter the home, making any buyer take notice.

I am a fan.

I ran into a band last month called the Mobius Project, they’re young, vibrant and full of promise. It’s been years since I have met a band with such potential. The last time a ran into a band so motivated to play and record was 1995 Melt-Banana from Tokyo Japan. The Mobius Project emote the same energy, and thus creating the same feelings I had for Melt-Banana, they just want to play their music, they’re nice people and they don’t let drugs, drinking and sex get in the way. They’re not a caliber of band that can play all genres, yet they have uniqueness to them. The guitarist has similarities of Duane Denison physically and musically, though he (Jeremiah Demster) has a long way to go to be as good as Duane, The drummer (Dan Bell) is affluent in raw emotion, his seeds have been planted, now watch him develop into a super drummer, the vocalist (Alison Coffey) has a charm to her in the way of early Blondie and Patty Smith, a feeling of untarnished and boisterous lyrical delivery. This band is worth watching develop, they live together, work together, eat together and play music together. They do everything they are supposed to do. It’s obvious they love what they are doing. This band has a long road ahead of them, originally form the east coast, now settled on south Maui, Kiheiside of the island, I am here to watch and to be a fan. These young folks are going to strike their music message on the world. If there is any band from Maui that I would tell people to check out, give the Mobius Project a listen. They’re going be around our little scene, come out and support them. They’re on Myspace, FaceBook, twitter, youtube. Check them out!
