Aina Nalu Wine & Silent Auction Fundraiser 2015

(From the Lahaina News) Event provides key support for tutor project LAHAINA - The Aina Nalu Wine & Silent Auction Fundraiser, held on May 23 at the Aina Nalu pavilion, was a huge success, benefiting the Lahaina Complex After School Enrichment Tutor Project with a substantial donation of $22,000.Contributions toward the success of the event were comprised of financial donations, including generous donations from Aloha Realty Group and others, ticket sales and many silent auction donations from Lahaina merchants and artists.Half of the $22,000 donation will be used for each of the 2015-16 and 2016-17 school year programs. Program instructional materials and necessary supplies will be funded to continue improving the reading and math programs.This year, a portion of the funds will be used for the fourth grade math program, which includes approximately 50 students and 60 tutors. Binders for tutors and students will be replaced, and hands-on multiplication mastery tools - to create more excitement, so more students master multiplication tables - will be purchased. Funds will also provide third- to eighth-graders with achievement incentives, including field trips and books of their choice.The all-volunteer tutoring program has many success stories from the last 14 years. The president, secretary and treasurer of Lahainaluna High School's student body were all tutoring students from the elementary and middle schools. We are proud of their leadership and academic accomplishments.Several students who were in the tutoring program have graduated from four-year colleges. HOT!In the 2nd quarter we had 10 closed sales, compared to 1 sale in the 1st quarter and one in the 4th quarter of 2014. Of the 19 units that were listed in the 2nd quarter, all but 4 have either sold or gone into escrow! So it appears that the market finally understands the value of aina nalu.During the quarter nine 2/2 units and one studio sold. Three 1bedroom units also went into escrow, along with two more 2/2 units. Of the 10 sales in the quarter, Aloha Realty Group represented the buyer, seller, or both parties in 7 transactions.Inventory levels went from 7 at the end of the 1st quarter to only 4 active listings at the end of the 2nd quarter. Currently, there are just one studio, one 2/1 unit, and two 2/2 active listings for sale.Sales prices for 2/2 units have begun to improve after a prolonged drought period. In quarter 1 the one sale was a 2/2 unit at $360,000. In quarter 2 there were 9 sales of 2/2 units, ranging in price from $360,000 to $410,000 for an upstairs unit overlooking the saline pool.From April 1st to June 30th there were 19 listings and 10 closed sales. There were no expired or cancelled listings at the end of the quarter. There were 5 pending sales and 4 active listings at the end of the quarter.We have more good news – we have a Wells Fargo lender who can lend on aina nalu condos, so there are more choices for buyers and possibly refinancing.Last but not least, our aina nalu fundraiser on May 23 for the West Maui tutoring program was a success – attendees enjoyed good food, wine, entertainment and a great silent auction. As a result of the fundraiser and contributions made throughout the year by Aloha Realty Group, our nonprofit will donate $22,000 to the tutoring program this year. There were 15 units listed for sale during the quarter, but only 9 active listings at the end of the quarter, with 1 closed sale and 3 in escrow. So that’s an improvement, but the sale prices were still hovering around the same $360,000 closing price for a 2/2 unit. There was one upstairs 2/2 unit that closed for $360,000 at the end of the quarter, and another downstairs 2/2 closed on April 1 for the same price. At the time of this writing (April 9) there are two 2/2 units in escrow that are listed on the MLS (both in the D building) and another in escrow that is not listed in the MLS (also in the D building). This building was one of developer’s favorites due to its proximity to both pools and views other than parking lot views. There is still one downstairs 1-bedroom unit listed at this time at $335,000, also in the D building. The one 2/1 downstairs unit in the H building priced at $379,000 was replaced by an upstairs unit in the same building at the same price. Today there are 7 active 2/2 listings priced from $385,000 to $429,000. Days on market range from 21 days to well over 400 days for some units that started out priced over $400,000. We continue to heavily market aina nalu with articles and ads, announcements at Realtors’ caravan, and blast emails, positioning it as the BEST value in West Maui. We are also working with our sellers on pricing, and it’s starting to make a difference. aina nalu news Presented by Aloha Potts Issue 35, Q2—2014 Aloha from your resident experts! In the first quarter there were 2 units sold – one 1 bd unit, which sold for $300,000, and one 2/1 downstairs unit, which sold for $379,000.  We were told that the 2/1 unit sale was actually the purchase of the remaining interest in a fractionalized property, which makes it unique for aina nalu. The slower sales pace at aina nalu continues to surprise us. After the quarter’s end, one of the 2/2 upstairs units that had been reduced to an asking price of $377,500 sold for $360,000 cash.  This sale price is lower than the last two sales for 2/2 units and the last sale for the 2/1 unit mentioned above. Our inventory for 2 bd units has stabilized at 8 for now, with all but one being 2/2 units.  Six of the 2/2 units are upstairs, so there is now only one downstairs 2/2 listing. There are no 1 bedroom units listed at this time.  The active listings are priced between $379,00 for a downstairs 2/1 and $449,000 for an upstairs 2/2 facing the small pool. The occupancy levels continue to appear strong. It’s still challenging to show the active listings, so we frequently need to show them between check in/check out, before they are clean. At current inventory levels and sales pace, we have almost 12 months’ of inventory for 2 bedroom listings. As we mentioned last quarter, the one bedroom units have sold more quickly, and of course we have fewer 1 bedroom units in the development, so their occupancy rates are generally quite good and they seem more attractive as investments. So what’s in store for this 3rd quarter?  We think that sales prices have stabilized, so it may be a while still before we see a closing price over $400,000. From Apr 1 to Jun 30, there were 12 listings (one was the sale of a remaining interest in a fractional 2/1 property).  There was one cancelled listing at the end of the quarter.  As of July 14, there are no 1 bedroom listings and 8 active 2 bedroom listings.  The 2/2 upstairs unit that was pending at the end of the quarter recently closed for $360,000. In the first quarter there were 4 units sold – 3 one bd units and one 2/2 downstairs unit facing the large pool and hot tub, which sold for $395,000. The one bedrooms sold for $269,000 - $290,000. The slower sales pace for 2 bedroom units has surprised us. Our inventory for 2 bedroom units has grown to eight 2/2 units and one 2/1 unit.  Six of the 2/2 units are upstairs. There is only one 1 bedroom condo listed, priced at a hefty $329,000.  The two bedroom units are priced between $377,500 and $439,000. The occupancy levels appear to be excellent; it’s difficult to show the active listings because they are almost always occupied when we receive requests to show. We sometimes need to show them between check in/check out, before they are clean. At current inventory levels and sales pace, we have 1 month of inventory for 1 bedroom units and 27 months’ of inventory for 2 bedroom listings!  Why the difference?  Price, maintenance fees, and rental income!  The price differential (one bedroom to two bedroom units) this last quarter for sold units was over $100,000; the maintenance fees for 1 bedroom units are about $300+ less a month; the rental income in 2013, according to Outrigger average statistics, was only about $158 less per month for a one bedroom unit. So it is an economic decision. Now that the only 1 bedroom listed is priced at $329,000 we expect the balance to shift a little. When you look at average Q1 prices since last year, here is the lowdown:

At year end there were 7 active listings, only one of which was a 1 bedroom unit, and that unit is in escrow at this time. For the first time in a while, we have more upstairs 2 bedroom 2 bath units for sale than any other category.  As of 1/13/14 we have 8 active listings, of which there are: one 2/1 downstairs priced at $379,000, two 2/2 downstairs units both priced at $399,000, and five 2/2 upstairs units priced from $377,500 to $439,000. We only had one closing in the 4th quarter – a one bedroom downstairs unit that closed for $259,000.  One 2/2 upstairs unit that has been listed for 67 days was recently reduced to $377,500, so we expect that unit to go into escrow soon.  There is also a 2/2 downstairs unit in escrow that should close in January with an asking price of $410.000.  We are experiencing good activity levels with interest from buyers and showings (when we can get into the units, since occupancy is high at this time of year). The differences in asking and selling prices probably  has  to do with three thingsthe motivation of the sellers and the buyers, location within the development and condition of the unit. In some cases owners have invested in new paint, furnishings and A/C units, while other units are in ‘original condition’. It does feel like prices have stabilized a bit over the last few months, and with more inventory we don’t expect prices to continue to increase they way they did in 2013. With 8 current active listings, and three sales (including the 2 in escrow which will close in January and the 1 closed sale), we have approximately 8 months of inventory available, more than last quarter.  This time of year tends to be busier in terms of interested buyers, so we are optimistic that the sales pace will pick up by the end of the quarter. From October 1 to December 31, there were 11 listings (there were no short sales or REO/bank owned sales). There were 2 pending at the end of the quarter.  At the quarter’s end, there were only 7 listings available for sale; all of which were 2 bedroom units. The 2013 closed sales for Aina Nalu are listed below.  Out of 15 sales in 2013,   Aloha Realty Group was involved in 6 of the transactions and represented 9 buyers and sellers in those transactions.  The average days on market for all sales was 175, and the average sales price to list price percentage was 94%
