FORECLOSURES sit on the Fence.
Have we recovered?
Um I haven’t. Have you?
It’s a strange time to follow the news and
politics. The local Realtors say we have recovered and that the
economy is better. Buyers are buying and Sellers are
selling. I agree with that. Yet does the
unemployment rate in Hawaii cooperate in these new purchases? Or
does the number of defaults on mortgages and credit cards collate
with the current local economy? I have associate who just filed 600
notices of default in May 2013. As far as buyers many (most) of the
Buyers are Ca$h-buyers from the Baby Boomer crowd or
(Canadians).
With Hawaii and its unapologetic tactics (for
both sides mortgagor & mortgagee) of foreclosure
nothing seems to progress and we seem to be in a
very-very long stalemate. Here is an example. A person lives in
their Condo knowing they have not paid the mortgage in four years.
They are unemployed and when the foreclosure notice is delivered
they cry out to the public. The court date is set and the
defaulting owner files an injunction to stop the foreclosure.
OK: well so now you’ve stopped the
foreclosure for a few months maybe a few years. Yet you’re still
unemployed and still not paying the mortgage. How long can this go
on? I have seen examples dating back all the way to 2002 and they
still live in the condo to this day, that’s a decade.
Interest rates are at an all time low, how about this,
a 15 year mortgage for 2.28% wow before you know it is paid off.
Times are great for NEW buyers whom have
outstanding credit? Entry level homes are affordable. Cash buyers
are like monkeys on the loose, swinging off every vine from deal to
deal.
Buyers are buying and people are
scared they will miss out on the bottom. Is it
true? Well the cycle repeats itself. Yet this time around
we still have empty houses, unfinished-new-subdivisions and
unfinished work of foreclosing that dates back 10 years. I can
account for 1500 old registered notices of defaults. And 1500 new
missed payments where the owners have missed a payment and are
sitting on the fence. They have heard stories from friends and
relatives about NOT paying their mortgages for a
decade. It’s true. I know quite a few Realtors
& Loan Officers who are playing this game, gambling on the
current times and political measures.
So what is it that I’m trying to say? Well if
you feel you’re going to miss the bottom, do not panic
buy because you’ll end up buying something that won’t fit
your needs. Just take your time and save your monies, Maui
Hawaii has plenty of unfinished business to attend to and
there will be a home that fits your budget & your needs. Just
somehow the banks have managed to level off the market and control
the inventory. It’s the gentle art of persuasion that they have
created. Just remember Coke ads life or Just Do it! It’s all a
sales tactic in the end.
