Mark L Hixson is the Builder of this North Boise home in the Foothills. One of the unique aspects of getting LEED certification is the ability to earn points utilizing innovative ideas. One that the home builder used here was old sidewalk that was headed to the landfill. For more builder interviews check out our Youtube Channel (www.YouTube.com/BuidlIdaho) or visit our website. Recently, my wife was diagnosed with Stage 4 Non Hodgkin's Lymphoma.  On the first day of Chemo, I saw a fellow Realtor in the lobby of the Mountain States Tumor Institute with the "tell tale scarf of baldness".  She informed me she had just received her last chemo treatment for breast cancer. When I was doing some research online, I ran across a link on Facebook called I bet I can find 1,000,000 people who have been affected by cancer.  I posted an anonymous photo on there only to have another Realtor in another part of my state recognize me and wonder who I was kissing in the photo.  Turns out she is a breast cancer survivor herself. Today, I was at the Ada County Association of Realtors office when a lady wearing a scarf asked me:  "You don't recognize me without my long hair do you?...

The Best Places For Business And Careers Edited by Kurt Badenhausen , 03.25.09, 06:00 PM EDT The economy shed 651,000 jobs in February and 4.4 million since the recession began in December 2007.     I know you're busy, but you've got to take 5 minutes right now and watch this video - seriously: My buddy Jim has been involved for 1 week (This thing just started in mid February 2009) and he has almost 500 people under him, it's just exploding!  The only thing John did is e-mail out this link to 40 people in his address book. http://www.chattotext.com/amember/go.php?r=11254&i=l0 It's a 5-minute video about a brand new application you can add to your social network page (works now with Face book, Bebo, and soon MySpace). You just add it to your profile page and your friends can send you a private text message to your cell phone, and you can reply with your cell phone and they'll get it while they're still on your profile page!  The teenie boppers are going to l...

OK, I'll admit it - I got swept up in the anticipation that the government was going to save us all from ourselves. I know better, but somehow it just seemed like a package to help housing was our only hope! How wrong I was to start thinking that way - we don't need the Government to help us - WE NEED US TO HELP US!  Take a minute, relax, and think about the reality of our situation. It's not as bad as we are trying to make it seem. There are still buyers and sellers. Real Estate is still a necessary and economically viable business. Yes - it isn't as easy as it once was, but it is still very rewarding. We are back to the basics of Real Estate that many of us forgot. And - we will all never forget these times. Times like these make us re-assess what is important to us, what makes us get...

Market Update for South West Boise Idaho Real Estate Market - reffered to as "South of the Freeway"   Note: MLS areas 500 (S. Boise), 550 (SW Boise), 1000 (SE Meridian) & 1010 (SW Meridian) We have found that the statistics are pointing to a market imbalance that is quickly approaching. There ARE NO NEW STARTS to speak of in the semi-custom home market and we could conceivable be out of New Construction inventory within 6-9 months. Given the lag time to build supply back into the market, we see a possibility to a change in the overall marketplace given the reduction in supply. For a more detailed analysis, visit New Construction Consulting. 0 - $199,999 4.8 MONTHS OF INVENTORY Avg. 67 sales per month over the last 3 months New Construction Inventory is down 18% over...

This recession is an education - and I am learning everything I can as fast as I can. A task I face every day in running a Real Estate Brokerage in Boise Idaho is how to cut costs - not service. One of our biggest expensess last year was our websites and a huge portion of that cost was labor because we wanted our sites to be fully custom and to be different from the competition. But this year I resolved to learn ways to reduce overhead and increase service. In the mad rush at the beginning of this year to completely revamp all of our websites I have given myself a crash course in all things Web. Granted, I have a Graphic Design degree and have been around this stuff for years, but this is the first time I have really embraced working with the Web as a tool. Mostly I stayed away from web...

Pre-Foreclosure Opportunities in the Boise, Idaho areaThe foreclosure process begins when a homeowner defaults on their loan. In most cases, after this occurs, the lender involved will issue the homeowner a notice of default, and for all intents and purposes this begins the pre-foreclosure period. From here on out many things may happen-the homeowner may raise the money to pay off their default debt to the bank or lender and stay in their home, the lender issues a Notice of Sale and arranges to put the property up for sale at a later date, or the homeowner finds someone willing to buy their home and avoids a foreclosure sale. This last option is becoming increasingly common, as investors and home buyers alike often look to find great homes for sale at extremely low prices through the pr...

(Note: My first post I had the numbers wrong - Blogging too early again!) When you see news story after news story about the stimulus package being debated right now - a little perspective comes to mind. If Housing was truly the issue here, then why not just pay off a portion of every mortgage in America? According to this site, As of 1999 there was about 6 Trillion in Mortgage debt outstanding in the US. I assume it is around 8-9 Trillion today. If we are considering a $900+ Billion stimulus - why not just pay off a portion of the debt? Because it WILL NOT SOLVE THE PROBLEM! Granted, a lot of people are in trouble right now. Job losses, purchasing way too much home, tight credit, over extending - all real issues for people today - but all part of what we call the free market.  As painf...
