Question: I am a realtor in Idaho. I am the listing agent for a short sale property. We have an offer. In this offer the buyer wants the seller pay all closing costs. Well, my seller states 'if I had that kind of cash, I would be paying my house payment'! So we countered back stating seller will NOT pay any closing cost or fees. The buyer now wants to offer less than the original offer......Keep in mind that the lender has not even committed to a 'suggested' listing price. But here's where my seller has me all tangled up. She wants to keep negotiating with the buyer, but does she even have the option to negotiate anything with the offer? Isn't the lender the one that decides what is acceptable? So my seller is wondering why she has to sign the offer.....but at the same time she is feeling like she is out of the loop..... can somebody get me going straight again...thanks
