Market Report - Homes for Sale in Highland Park Estates in Post Falls, Idaho

Highland Park Estates is a beautiful, upscale golf course community on a bluff overlooking Post falls, Idaho. The Highlands Golf Course is scenic and pleasant, and the neighborhood is manicured and lovely. I was just reviewing the neighborhood sales statistics and the news looks GOOD! I had posted a market report at just about this same time last year so it was interesting to see the year over year comparisons.

There are currently 11 Active listings in Highland Park. They range in price from $279,000 to $985,000.

There are 3 pending home sales in Highland Park Estates, from  $329,900 to $499,000.

The really good news is that in the past 12 months 14 Homes sold in Highland Park Estates, including the my lovely listing illustrating this post, which closed last month.  The sold prices ranged from $162,000 to $660,000.   

Highland Park Estates, while lovely and desirable, has seen a tough resale market these past few years of our troubled economy. It's good news that these current statistics show that the pace of sales in Highland Park Estates has picked up significantly.  In fact, we are seeing numbers of sales, as well as median and average purchase prices, begin to rise in many Kootenai County communities,

There are currently only 7 Active listings in Highland Park  compared to 18 at this time last year.  They range in price from $350,000 to $1,037,000.  Last year at this time, the homes actively on the market ranged in price from $229,900 to $1,037,000.  It has shifted from a buyer's market to more of a balanced market in Highland Park Estates.

Since January first of this year there have been 12 closed sales in Highland Park Estates ranging in price from $180,000 to $550,000.  Last year at this time there were only 4 closed sales ranging in price from $220,000 to $415,000. 

There are 2 pending home sales in Highland Park Estates, at $267,500 and $329,900.  Last year at this time there were 3 home sales pending from $210,000 to $450,000.
