It was another gorgeous day today in Naperville.  A beautiful day in the midst of several during this warm spell in March.  Temperatures were in the 80s, typical of June, but record warmth for mid-March. I was driving to my office like I do most days, but today I decided to make a stop on my way at the Naper Homestead, site of Naperville founder Joe Naper's first home and trading post... Yesterday was great.  It was my first day of door knocking in five years. It felt great to be prospecting... I am excited go out again.  It is 2 PM, and the skies are fairly dark with gusty winds today in Naperville.  It is a warm day for early March... I have just found a babysitter to watch my girls, and my schedule is now clear... I will be going door knocking... Cup of iced coffee in hand, I head out the door, actually kind of excited.  That is the nice thing about caffeine... I was called by a new customer the other day.  He had found my name on Google, and was excited to begin his home search... He was preapproved, highly motivated, and wanted to look at homes as soon as possible. After asking for specifics on the type of home he was looking for, I asked him "Would you like to see short sale listings as well?" "Can you tell me why and why not?"  he answered. "No problem," I said. "Why?" buy a Naperville Short Sale?Price.  Bottom line, you can get more home for the money when looking at short sales.  In order to entice buyers for a short sale listing, the homes generally will be priced about 10% below the rest of the market.With median home prices in Naperville around $370,000, that $37,000 difference offers plenty of incentive for the proper buyer.
