This home was on the market for 8 months.  Staged and under contract in 3 weeks!                     Beautiful home with a spacious kitchen.  That sounds like a good thing, right?  However, because the kitchen was so large (not all shown in photo) it felt cold and sterile when it was vacant.  Staging allowed the potential buyers to visualize themselves working and living in the space. Contact Michele Hess at Simply Staged Inc. for more information.  (815)979-3027 Simply Staged Inc. serves Rockford, IL and the Stateline area.  Visit us at our website simplystagedinc.com

Belvidere IL home on the market for four months.  Staged and under contract in two weeks!  (Received two offers the first week after being staged)                 The home is in great condition, upgrades have been made, priced right, and excellent location.  So why weren't the offers coming in?  It was hard for prospective buyers to visualize the space.  Staging provided the "homey" feel that allowed buyers to picture themselves living in the space. FINALLY here in Illinois we are entering the season for outdoor enjoyment and pleasure. For those of us (in particular) in my neck of the woods; this time seems so long in the waiting that I want to immerse myself in every moment I can OUTDOORS, for fear tomorrow snow will be here again and I will be stuck indoors!  Well, its not really THAT bad, but it has been a very elongated wintery season here and the smell of BBQ's, the warmth of sunshine, a summery breeze flowing through my hair while savoring a cool glass of lemonade; gives way to outdoor improvement projects. Landscaping and as I mentioned the other day; CURB APPEAL possibilities. The decision to DECK the yard? or PATIO it is, of course, as individual of a decision as we are to our world around us. Cost, Convenience, Time, thes...

FIRST HAND EXPERIENCE EMPHASIZING the HUGE IMPORTANCE OF CURB APPEAL        This is our home (that we currently live in, while we are rehabbing it.) As you can see when we purchased this 4 bdrm,2 ba,3 car garage in July of 2006; it was not a "vision" in the least bit.  As a seasoned broker/realtor; investor and VISIONARY (wink/wink) Dave and I have made a tremendous transformation to date.  These photos show the importance of CURB APPEAL.                              Walk slowly past your house from both directions. What stands out the most? The faded paint on the garage door? A mailbox that hangs askew? Dead grass and patches of dusty, bare ground? What about the rusted out truck in your neighbor's side yard? The goal is to fix and replace the things that will show the greatest return ...

Would love to thank all of you on ACTIVE RAIN for reminding me of something that WORKS!!!  I responded to a post from a "rainer"; hoping for suggestions on yard/garage sale-ing; and how to pull off a really successful one for her mom Well; I was delighted to share a system that I had done earlier on in my career that worked beautifully ; yet in my hustle and bustle; had not performed myself in awhile. Well, here's the newest experience for my Brokers Book O' Events!  We all know how lendors/underwriters must do their final verification of employment in the few days surrounding our buyers closing date. Being the good little Broker that I am; I am sure to cover this part of the process in our initial interview, and again after our offer was accepted and we entered our 30 day road to close. Back in the fall of 2007 I met this delightful woman who found me from my real estate yard sign sitting on a property just around the corner from hers. Our friendship began that day when she told me all about her "ex" and the fact that he has inhabited their marital home for the past year while she and their 9 year old twin sons lived in a tiny apartment.  He was a stubborn, egoic man to say the leas...

The Northern Counties of Boone and Winnebago are two of the HOTTEST growth corridors in Illinois.  There is no arguing with stats and the stats show that while overall sales were down a bit in 2007; the average value of a single family home has risen. Communities such as Belvidere, Poplar Grove, Caledonia, and venturing into Winnebago County; you'll find such awesome towns as: Loves Park, Machesney Park, Roscoe, Rockton, S. Beloit Lets go a tad bit west? Cannot argue with the intense growth in Kingston, Genoa, and Kirkland. Lets head a wee bit west of Rockford? How about the sizzling hot properties in Byron, or how about Stillman Valley. Tired of the congetion of Cook, McHenry, or Dekalb Counties? Need some tax relief from these Chicago Collar Counties?  HEAD WEST MY FRIEND................

WOW, what a task indeed.  I decided that it was time to really practice what I preach, by that I mean I need to fine tune all the technology resources I have at hand to really step up my prospecting.I was chatting with a dear friend of mine the other night, whom is an incredible wizard at web design.  She has made this her life work and over the years has created quite a nice business for herself.  I am not only proud of all she has accomplished; but proud to be her friend for nearly 40 years!  TRUE!  So who better to consult regarding Patti + Real Estate + technology = Better Web Presence.  While I was busy huffing & puffing, panting and heavy breathing  ( thats another BEAST for another conversation) (that being WHY do I have to challenge myself as to just HOW many tasks can this mult...

Last night I was working at our local park district for “safe night”. Safe Night, which runs 3 or 4 times a year, is a Friday night event for our local children where parents do not have to worry about things like drugs and alcohol, weapons, or violence.  Our safe nights are open to any child in 6th, 7th or 8th grade. There are a few major contributors to safe night and they include:   The Belvidere Police Department The Belvidere Park District Belvidere Cosmopolitan Club   To promote the event, fliers were handed out at the schools to each child, fliers were posted at several places throughout town, newspaper ads were run, and signage was placed out the week of the event.   Last night, the park district had several things for the kids to do. There was an inflatable obstacle course, bas...

The time is near for Ghosts, Ghouls, and Goblins.  When the Northern Illinois weather starts taking the dive into the 50's that means the best time of the year is approaching......HALLOWEEN!Halloween is my personal favorite holiday of the year.  We get to dress up and go to parties, decorate our homes with all sorts of crazy things, and best of all, take the family trick-or-treating!  I just love the look on my kids faces when they're standing there in the threshold of some strangers house and much to his surprise, a hand full of candy gets dropped into their bags. October also means Pumpkin Patch!  After moving from the luxurious suburb of DuPage County and into Boone County, there were certain things I thought would not be the same but thanks to this gem I stumbled onto....a good pump...

Boone County consists of 147,059 acres. 81% of this land is classified as Prime Farmland.  In addition, large amounts of high quality gravel, sand and limestone deposits have been identified.  The landscape in the northern part of the County is hilly and rolling, gradually becoming flat as you go further south.  There are many streams, ponds, wetlands and wildlife habitats throughout the county.  Significant areas of wooded land are located throughout the county and contribute to the area's character and beauty.           Boone County is very well connected to the region via road, air and rail. Interstate 90, US Highway 20, and Sate Highways 76 and 173 serve as the primary road transportation routes in the County, and connections to Rockford and Chicago metro areas are via these routes....
