Real Estate Q. We are looking at purchasing notes on 4 properties in Fort Wayne and need a local realtor who knows the market both on the retail sale side as well as the rental side to give us a hand in establishing valuation and condition of these properties. We will be either listing these or renting them after aquiring and or a combination of both and will give whoever gives us a hand the deals to work.

Real Estate Q. We put our home on the market in October 2011, first FSBO. We fairly quickly had a young couple make an offer (under a USDA loan) which we accepted. The loan took about 2 months to come through, and on the day the loan was funded, the couple backed out, indicating relationship troubles. So we got a realtor, put the house back on the market, and in a fairly short time, accepted an offer. This time a VA loan. The buyer asked for two extenssions of the purchase agreement's deadlines, and the loan fell through because he hadn't paid his taxes. We were told the buyer wanted his earnest money back, and we have not yet been given the official notice, but do not believe we will be seeing the earnest money, despite the reasons for the failure of the sale. Now, a month later, we have a buyer for whom we are making some concessions, yet we asked that if for ANY reason on the part of the buyer that if the loan falls through, that we keep the earnest money. the new buyer again has the lengthy USDA loan process, and it is the holidays, and our home will be off the market for quite awhile, adding expense to us if the loan fails. The buyers balked at this request and now might not purchase our house as we are being "unreasonable". Our house has been off the market longer than on, over the past year, yet no sale. Are we being unreasonable? What in the world is earnest money for, if it doesn't hold the buyer to somewhat of a commitment to the seller? It doesn't seem like selling a solid home should be so difficult.
