As one of the wealthiest countries in the World, Australia has its share of the ultra-rich. Across the country, there are massive, multi-million dollar homes. Here are just a few of the most expensive properties that are located in Australia. You can also find these properties on Domain real estate Australia.

The Most Expensive Home in Australia

As of 2013, Ric Stowe owns the most expensive property in Australia. Stowe made his money in oil and cattle. His house is on a 2700 hectare estate outside of Perth. On this property, Stowe has five houses, two swimming pools, a polo field, two helipads, and even a private airstrip. Appraisers have valued this property as worth $69 million. Stowe is trying to sell the property to pay off his company’s debts, but so far has not found a buyer. His advisers are starting to wonder whether this property is just too large for one person and may split the land into smaller lots for sale.

Perth’s Most Expensive Property

The second most expensive property in Australia is in the city of Perth. This mansion is in Monson Park on the riverside and recently sold for $57.5 million. The property spreads over 7567 sq. meters of riverfront land. It has three separate homes, a boathouse, a private jetty, a gym, a pool, and a tennis court.

 

Sydney’s Most Expensive Property

In Sydney, the most expensive property is a beautiful European style villa near the Harbour Bridge. This house is on the market for about $56 million. The entire property is 900 sq. meters and has three floors, five bedrooms, six bathrooms. The house also has a gym, sauna, heated pool, marble floors, and staff quarters. Surprisingly for the price, this home is not located on the waterfront. However, it does provide a beautiful view of the Harbour Bridge.

Close behind this house is another mansion in Point Piper that is on the market for about $55 million. Point Piper is the most expensive suburb in Australia so this listing isn’t surprising.

Most Expensive Property in Melbourne

Melbourne also has its share of mega mansions. Currently, the most expensive home on the market is a 22-room mansion for $30 million. If this house sells at that price, it would be a record sale for Melbourne. The most expensive property in Melbourne though could be still under construction.

Last year, billionaire heir Daniel Besen began construction of his new home.  Just the land alone on his property is worth $10 million. He plans to spend at least $20 million and over two years building his new home. The property will include three floors, a private art gallery, and a climate-controlled garage. Altogether, this is considered the largest private construction property in the state of Victoria.

Melbourne shines amid stabilising Australian property market

According to the latest release of data in the Australian Property Monitors Report, houses prices across Australia fell 0.6% in the year ending June, while in Melbourne prices remained stable.

While Sydney is being hauled as the only capital city to record house price growth during the period, its growth of just 0.1% puts it about on a par with Melbourne and Hobart, which is also looking stable. Of course stable is not to be scoffed at right now, especially in Australia; according to the same data median house prices fell by 1.3 per cent in Brisbane, 1.5 per cent in Perth, 2.1 per cent in Adelaide, 2.8 per cent in Canberra, and 3.6 per

In the year ending June only Darwin avoided house price falls. Sydney saw prices fall just 0.2%, the smallest decline of all, followed by Melbourne with 2.1%. However, bearing in mind that Melbourne house prices grew by 29% between December 2008 and June 2010, a slight decline, mingling with a lot of stability is exactly what the market needs according to experts.

Melbourne now has the second highest median house price of the major capitals at $554,610. This is impressive despite still being well below Sydney with $644,658. With expectations of stable interest rates, at least in the short term, together with a vibrant economy, Melbourne house prices should continue to track sideways for the rest of the year.

Australian Investor Buys Phoenix Fourplex with Hoarder Tenant

My most recent client was an Australian Investor who Buys a Phoenix Fourplex with Hoarder Tenant in it.  This reminded me how important inspections really are.

Home inspection is probably one of the most important aspects in real estate, especially when you are on the investment process or making your first home purchase. There are two ways that you can do this namely—hire a professional home inspector or check out the property on your own. Hiring a professional is strongly advised to first time homebuyers and inexperienced investors, since there are things that can be overlooked easily.

Although DIY home inspection can be done, hiring a professional inspector can offer you more detailed reports in addition to your own judgment and results of inspection.  Still, seasoned investors are capable of inspecting their own properties and identifying those items that may need professional inspection.

So, what are the things that you look for when inspecting a property?

1. Surroundings of the property. There are properties that are very clean and appealing on the inside but show some clutter and mess on the outside. Any signs of wear and cracks should warn you of any danger it might pose while you are on the property. Checking the drainage, whether it is still intact and in place should be done as well. Inspect the railings, stairs, pillars and porches for any structural problems, which can be indicated by rotting.

2. Roof. Roof damage is one of the things that are missed easily by DIY inspection. Look for missing shingles and although this doesn’t indicate any immediate danger low-angle roof and pooling of water are.

3. Fungus or Pests on wood. Growth of fungus on wood and other wood-inhibiting creatures can pose a danger when they cause structural damage to the home. It indicates that the wood has high-moisture content, and this could invite termite habitation.  Termite tubes and other indicators can be seen by the naked eye as well.

4. Interior Walls and Ceilings. Are there any cracks or bulges on the ceiling and wall? These are the first signs that the interior of the home has problems the owner has to pay attention to.

5. Water system, test drains, taps and toilets. While the professional inspector is doing his job, you should pay attention to the pipes especially those that are under the sink. Check for rust or molds that disappear into walls.

6. HVAC and electrical systems. Inspect the HVAC systems. Check out the electrical wires whether there are loose wires, fixtures and rusty circuit breakers.

7. Doors and windows. These all need checked for functionality, security, and damage.

8. Kitchen. Check the condition of the countertops and the kitchen and bathroom. You should check for missing drawers, chipping wood and stuck doors.

9. Tenants. This is one of the major things that you should check out. Are the units occupied, what quality are the tenants, do I need to know anything about them, like IS ONE OF THEM HOARDING OR HIDING ANYTHING?    Notice the signs of hoarding. Is the tenant packing to move or is ther obviously too much stuff and they are staying right where they are?

These things are easy to do for experienced DIY individuals but it would be for your own best benefits if you hire a professional inspector so that you know you have everything covered. Thorough inspections allow you to save more on your initial investment and to make sure that it is well worth the money you spend on it. My Australian Investor who Buys a Phoenix Fourplex with Hoarder Tenant knew before we started there was a hoarder, so we were prepared.
