Just the other day (February 29th Leap Year to be exact) I closed on a short sale transaction as the listing agent. My sellers lender happened to be J.P. Morgan Chase and as many people have probably heard about the short sale market...the big commercial banks TAKE FOREVER to get through the short sale process (more like a "long sale"). This is one of the first questions I ask a potential short sale client. I will not lead a homeowner down a short sale path if there is a possibility they can keep their home AND they actually want to stay in the home. If the sellers are committed to keeping their home, I strongly encourage them to pursue all avenues to get a loan modification. Tonight is the premiere of Willie Wonka Jr put on by the Louisville Youth Theatre. The cast is made up of students ages 7-18 years old. They have assembled a very talented group and have worked hard to put this performance together. I am excited to see it. My oldest is going to be an Oompa Loompa and also a squirrel. We are very proud of him. Looking at the Hotsheet this morning and I saw an agent drop the price on 2 new constructions in Harrods Crossing by $50,000 each. Both at 6500+ finished sqf, around 2 acre lots. Briar Hill is a destination for many families moving to Crestwood, KY. It is very close to East Louisville's The Summit, Old Brownsboro Crossing and Springhurst Towne Center shopping areas, but in the Oldham County School District. Briar Hill has 3 sections. Briar Hill Farms is the oldest section and homes are in the Mid $200's-$300's and should for the most part be on acre lots. Briar Hill Estates has some beautiful homes approaching 15-20 years old with beautiful treed one acre or so lots. Very Nice yards and plenty of trees for Tree Swings. The most recent part of Briar Hill Estate is a newer section with new construction and homes under 10 years old. It is at the intersection where the DQ, New Walgreens, my office and the Marathon are or where Hwy 146, Hwy 22, and Old Hwy 329 come together. They fired it up this afternoon. I went through it the first time around 3:30pm.
