Based on a recent home appraisal in Jefferson Terrace Subdivision, located in Baton Rouge, Louisiana 70809, I wanted to present to readers several different charting formats of Jefferson Terrace data.  The five year charting shows a median sales price increase of 23.2%.  The one year charting shows a +3.4% median sales price increase.  The scatter charting of Sold Price Per Square Foot appears to indicate a decrease in sold price per square foot.  NOTE: The Jefferson Terrace data is used with the permission of the Greater Baton Rouge Association of Realtors, from 1/1/2005 to 10/06/2010 for the 5 yr chart, from 1/1/2007 to 10/6/2010 for Scatter Charting,  extracted on 10/06/2010.

This is the Market Summary in Jefferson Terrace from 4/1/2006 to 4/19/2007 POST HURRICANE KATRINA:  The average sale price was $191,334.   The median sold price was $182,500.   The average price per sq. ft. sold was $103.35/sf.   The average number of days on the market was 38.  The total # of listings were 20.  The low sales price was $112,000.  The high sales price was $260,000.
