Just ran the numbers for South End condos for sales in 1st quarter of 2007, 2012 and 2013 (data from MLSPIN) Ave sale prices have grown from $615K in 2007 to $756K in 2013 - a 22% increase. Just from 2012 to 2013 the increase has been $17%. It goes without saying that these are averages and each property is different - make sure you have a buyer agent that understands the market. Interested in Buying or Selling a condo in the South End of Boston? No need to try to time the market, its happening! For small to mid sized condos (700-850 sq.ft) 14 units are currently active yet 8 already have contracts written and pending one or more contingencies. Inventory is NOT keeping up with demand resulting multiple offers. Condos for sale in the South End - 314 Shawmut Ave #6 - Boston   Over the weekend, I stopped by an open house that was being hosted by its owner in the South End.  The location could not be beat since it was located right on Union Park, above the South End Buttery!  Very high Walk Score of 92.
