  Rocky is resting up to watch the MIAA football playoffs between Franklin High School and the Natick High football team on Tuesday at 7:45pm at Franklin High's Pisini Field in a first round EMass Division 2 matchup. Franklin is undefeated for the season and the matchup was sealed when Franklin clinched the Hockomock League Championship with its Thanksgiving Day victory over King Philip Regional.  That game was played in Franklin this year. Go Panthers.....the Town of Franklin is routing for your victory on Tuesday.

  How does an agent begin to market a subdivision?  The Todaro Team of RE/MAX Executive Realty in Franklin, Ma has a procedure and method of operation in place to get a subdivision off the ground, especially in a terrifying market.  We have done this numerous times and in a variety of markets.  We have had to take over a subdivision from another agency that had no sales after controlling it for almost two years.  That was more difficult to start in motion because of the two years of stagnation.  But it's now up and running!!   It's quite overwhelming when more than seventy or eighty comments are made on a blog.  What a great feeling of support that is so commonplace within the Active Rain system.  It is extremely humbling, and it certainly encourages future posts.  Some of the comments made are overflowing with knowledge and ideas for future posts, as well as new methods of making the phone ring. My last blog on using Active Rain during a listing presentation to builders resulted in my learning that others within the system are using Active Rain to promote subdivisions that they do not have exclusively.  After reading that, the light bulb went on to an intensity that I thought would cause a fire.  I now have a whole new approach to gaining subdivision inventory.  Builders, start hiring those subcontractors...

Franklin Condo and Multi-family Round up There are currently 109 condos on the market in Franklin. The condo average list price is $327,000 with an average price per square foot of $179.  Average time on market is 211 days.  No new condos came on the market this past week.  One condo went under agreement. Franklin Single Family Home Round Up Currently there are 101 single family homes on the market in Franklin, Massachusetts.  The houses have an average list price of $484,000 and an average market time of 165 days.  There are 14 properties available for $300,000 or less. On the upper end of the scale, there are six properties listing for $800,000 or more.  In the last week five new single family homes came on the market.  The newly listed properties are on Eldon Drive, Daniels Street, Pleasant Street, King Street and Oak Street.  They ranged in price from $237,777 to $475,000.  Three single family homes went under agreement in the last week.   What does it take to close a builder/developer on marketing his subdivision?  My team and I have four subdivisions, at this time.  We are always looking for more, and we have recently acquired a subdivision on a referral from one of our existing builders!!!! The Warren Group, a private real estate data tracking firm, released its October 2009 sales data for Massachusetts.  Their findings show sales of single family homes rose 17.2 % for October 2009 as compared with the same month last year--this marks the fourth consecutive month of increases. The holiday season is kicking into gear and many Franklin Massachusetts events are planned for all ages to enjoy. This week, just after Thanksgiving the town of Franklin will hold its annual Christmas on the Common, Sunday November 29th at 4pm.  Santa and his elves will visit and there will be refreshments, decorating of the common and the holiday lights will be lit.   Since I'm the sales manager at the Franklin, Ma. location of RE/MAX Executive Realty, I'd thought I'd "tout our horn."  The chart shows the incredible year that our Franklin, Ma. office has experienced in 2009.  RE/MAX leads the way with a total number of units of 129, a dollar volume of $47 million in sales and 180 sides as of this date.   Today is a good day for me to pop a cork and express my heartfelt opinion about the well oiled machine called The Todaro Team.  This is not the first time I've described what a great job they all do, nor will it be the last.  I assume that anyone who's tired of hearing it will click to another post.  I never get tired of talking about our mighty force.
