Hingham home sales were strong in January 2014, led by a $7.15 million sale on Bare Cove Lane. Sales are brisk, and up sharply from last year at this time. The averages and medians are holding steady or improving, to sellers' advantage, slightly. After averaging out the monthly variations, buyers are still paying about what they have been willing to pay for a Hingham home for the past couple of years. Until more properties come on the market, though, they won't have much time to decide: sales activity has been high, and the supply of homes is tight. 20 single-family homes sold in January up from 19 in December and 9 last January a list with details about each sale appears below 262 homes sold in all of 2013 The current list of homes for sale in Hingham can be found at Hingham homes for ...

A Hingham MA home buyer should receive a brochure, Home Inspectors Facts for Consumers Sheet, at the time of the signing of the first written contract to purchase.A standard home inspection in Massachusetts is a visual examination of the physical structure and major interior systems of a residential building consisting of one to four dwelling units. It should be understood that there are certain risks inherent in the purchase of property and a home inspection is inherently limited in its scope and depth. The information gained from home inspection conforming to the Massachusetts Home Inspector Standards of Practice may reduce some of those risks, but the home inspection is not intended to provide the client with protection from all of the risks involved. Hingham had a solid year, with relatively quick sales at prices similar to 2012. For all of 2013, the average price per square foot paid for a Hingham home is up about 4% from 2012 at $313, but since the average house is slightly smaller, the average price paid has been steady. 262 single-family homes sold in 2013 up from 256 in 2012 if you'd like a list of all the 2013 sales, please write me here The current list of homes for sale in Hingham can be found at Hingham homes for sale For all of 2013, the AVERAGE SALES price was $768,000 up from $763,000 in 2012 LISTING price was $798,000 up from $797,000 in 2012 ORIGINAL price was $823,000 down from $832,000 in 2012 AGE is 66 years (built in 1947) Average = total prices / number of homes The MEDIAN SALES price was $729,000 LISTING price wa...

Hingham cleared out the inventory in December! Most of the homes that had been contingent or under agreement in the prior month were sold, only four homes came on the market, and 19 homes sold in December. With just four sales above $1 million, the averages are down a bit, but homes are selling very fast and for most of their asking prices. Contrast this with the market last month, during which sellers took significant price concessions to make the transactions happen. Sellers this month didn't make significant concessions, so these homes were priced properly from the beginning. Sellers whose homes have been on the market for more than 60 days should be asking themselves some questions about their pricing strategy. For all of 2013, the median price per square foot paid for a Hingham hom...

In Hingham, the real estate market remains quite warm, with statistics returning to their trend levels after unusual conditions last month. Prices, both sales prices and prices paid per square foot, are up about 10% since last year at this time. Sales are steady. No home that sold was on the market for seven months, and most sold in less than five months. Sellers took significant price concessions from their original prices to make the transactions happen, but they did happen. This is just a generalization and a guess, but it seems as though some sellers are motivated to sell now, in the winter months, and quickly and astutely realized that their "late-summer pricing" wasn't generating buyer interest. Buyers are starting to pay more to buy in Hingham than they have been in the recent pa...

Homes sold in Hingham - October 2013 In Hingham, the real estate market remains warm, with statistics that need close examination to reveal underlying conditions. There were some quick sales, but there were also four sales that took 330 days or longer. There weren't a lot of multiple-offer situations, but most sales did take place fairly close to the last offering price. There were a few less sales than average, but there are a lot of contingent and under-agreement sales now in the pipeline. Buyers don't seem to be willing to pay more to buy in Hingham than they have been in the recent past. As more homes come on the market than are selling, buyers continue to have more options at less favorable prices, but after smoothing out the different short-term blips in the data, buyers are only ...

Summer in Hingham, Massachusetts Hingham is primarily a residential town, but it offers some great summer activities. Some of them are year-round, too. The Weir River Farm is a 75-acre working, family-friendly farm, one of the last farms in Hingham, with its own family of horses, pigs, cows, chickens and sheep. You can follow one path to the barnyard and visit with the horses, pigs, and chickens. Another path takes you across a grassy avenue before entering The Grove, woods with an open understory reminiscent of a British woodland. A Garden Path, bordered by flowering shrubs and flowers, within the Grove, creates a serene and pretty sanctuary for visitors. From the trails on Weir River Farm, you can get to the adjacent Whitney and Thayer Woods, whose trails are connected to those in Wom...
