(Centsable Inspection)
A Newbury MA home buyer should receive a brochure, Home Inspectors Facts for Consumers Sheet, at the time of the signing of the first written contract to purchase. A standard home inspection in Massachusetts is a visual examination of the physical structure and major interior systems of a residential building consisting of one to four dwelling units. It should be understood that there are certain risks inherent in the purchase of property and a home inspection is inherently limited in its scope and depth. The information gained from home inspection conforming to the Massachusetts Home Inspector Standards of Practice may reduce some of those risks, but the home inspection is not intended to provide the client with protection from all of the risks involved. 4 years ago the folks at Iron Moon Farm in Newbury had the opportunity to supplement the income from their struggling farm by leasing a nearly invisible location to a cell tower operator.   The zoning did not apply and so they had to seek a variance from the Town to allow it. The public was outraged by the intrusion of a cell phone tower in this location.   Not that people in Newbury don't use cell phones, of course.   I argued at the Zoning Board of Appeals hearing that if folks wanted to keep a working farm alive, they had to help the farm create an additional source of revenue, and this was a no-brainer.   People are very shortsighted at times, however, and turned them down.  This week I put the farm on the market, most likely to be sold to a developer. Because of the huge horse bar...

Newbury Questions:  Big Village on Little River? Like the lady said at the forum two weeks ago, never trust a developer.  Indeed, our experiences have all too often taught us this; empty promises, ugly projects, environmental defects, lack of vision – over the past decades, while land was easy to get and the demand for housing high, all too many guys who knew how to build became developers in order to build more of the same. Fortunately, many factors have converged to demand a much higher level of professionalism in developers, not the least of which is highly educated people with vision who have learned how to build successful, attractive and well thought out projects.  Beacon Communities falls into this category.  This is not just a matter of luck; we can thank Newbury’s Planning Boa...

Plum Island is a small barrier island just off the extreme northeast coast of Massachusetts and is part of Newbury, Newburyport, Rowley, and Ipswich. The residential part is mainly Newbury and Newburyport; you can tell which part is which by the color of the street signs; green for Newbury and blue for Newburyport. The island is named for the hundreds of beach-plum bushes growing everywhere. (The harvest is unpredictable from year to year, but the small plums make great jam or jelly when you can get enough of them to bother with.) The clickable plum at the bottom of the page is from a bush on Old Point Road. It's about 2/3 actual size (depending on your monitor). The island is separated - barely - from the mainland by the Parker River; the northern tip is at the mouth of the Merrimac Riv...

Newbury, with a population of less than 7,000 on 26 square miles, is ideal for those who want quiet and seclusion.  Plum Island in Newbury offers miles of unspoiled beaches.Set along the Merrimack River, West Newbury is also a sparsely populated town which has maintained a tranquil and rural atmosphere despite its accessibility to Boston via I-95.  Once a farming community, its heritage is still evident in the charming older farmhouses that can still be found in the area. The population of Newbury is about 6,700 and the distance to Boston is 34 miles.Regards,Jay Burnham, VPColdwell Banker Residential BrokerageNorth Shore, Massachusetts
