In Norwell, Massachusetts, sales have slowed, and last month's average sale price was low compared to the trend. The prices paid per square foot were below trend also. Surging prices this summer have been offset now in the slower winter months. With a small inventory, sellers remain in a strong position, but note that most of the recent sales came from homes that had been on the market for only a few months. Buyers with a pre-approval in hand will be in a good position to act when a properly-priced home they are interested in purchasing comes on the market. 7 single-family homes sold in Norwell in November down from 12 last month, but up from 6 last November the average number of sales in Norwell is 12 a month a list with details about each sale appears below There are many lovely home...

Why I Love Massachusetts in Autumn An Active Rain challenge asks us  So what's so special about your state or province? What sort of beauty does your slice of the world hold?Show us in one picture   This is Massachusetts in autumnphoto by imcndbl I'm not sure how to describe what is so special about this beauty. The picture says more than a thousand words ever could. If you've never experienced Fall Colors in New England, or the crisp weather that begins to flow through here in early October, you haven't really lived. At a minimum, you owe yourself a bucket-list trip. There are thousands of ponds like this in Massachusetts and several hundred on the South Shore. This picture isn't even at peak.  If the picture hasn't convinced you, take a drive and a walk with me. If I talk too much, ju...

Mortgage Rate Forecast for August 27, 2010 - Improving, or...? Here are some of the events affecting mortgage rates today: What Mortgage Backed Securities (MBS) Are Doing Today: The price of the FNMA 30-Year 4.0% MBS coupon opened at 103.28 this morning - the same as yesterday's close. At 10:00 AM, the 4.0% MBS coupon was trading at 103.08 - down 6/32 from its opening. Remember, on mortgage backed securities (MBSs), as the price goes down, the yield goes up - and so do mortgage rates. I expect that mortgage rates will be up to 0.250 points worse in price this morning as compared to yesterday. Price Trend in Mortgage Backed Securities: The chart below shows the price trend of the FNMA 30-Year 4.0% coupon over the past 30 days from 7-28-2010 to 8-27-2010: Economic Reports, News, and Event...

Next year this time I do hope to be part of a great Norwell, Massachusetts community activity and reaping the rewards on a weekly basis.  This is the first year of Norwell's Community Farm.  It is an interesting concept which required many positive people to put the plan into action.  Norwell in 2009 Town Meeting voted $50,000 in funds for the Community Preservation Fund.  As defined on  the US Department of Agriculture Department website this is a CSA project (Community Supported Agriculture project which requires a buy in from the people to initially fund the project, reaping both the risks and rewards) one of only six such projects in the Commonwealth existing today. The site is a new farm on the 18th century Jacobs Homestead lot (Jacobs Lane intersecting Main Street) which also abut...

Does anyone else get irked by open house visitors who prefer to remain anonymous?  Last Sunday, I was able to attract six different parties to my open house during a lovely afternoon in Norwell, MA.  Out of the six, only three bothered to sign in and no one left any contact information!  I got first and last names, but no phone numbers, no email addresses and only two people put in their city, not no street address.  I understand that some people do not want to give out their personal information so they won't be bothered, but everyone putting so little down surprised me! I don't want to be one of those phonies who write-in a fictional visitor just to get the ball rolling.  I do politely ask people to sign in, but you can't really force everyone to give you all their info.  Especially s...

Three years ago we would never have thought that so much time and effort and energies would go into the Distressed Property Arena.  No one had a crystal ball to see what bedlam would ensue in the United States of America, the home of the American Dream, HOMEOWNERSHIP. Processing all of the paperwork, communicating with the numerous individuals involved in a distressed property sale and counseling the individuals who are directly affected takes a professional Realtor, trained in the area of Loan Modifications, Short Sales and unfortunately Foreclosures and Bank Owned Property Sales and Marketing. One may feel like they fell into Oz when getting involved in a Short Sale.  This is no place to be a COWARDLY LION, sometimes you may even have to roar to be heard.  Knowing who to call and when...

Well, you have to close on a home by November 30th. to take advantage of the 8K tax credit. They are really not talking about extending it either.  If you do not have some thing under agreement now, forget it for the most part. Put it all down on paper. Even if you have been saving, you will never see these prices (in the east) or rates like this. Even if you have been a squirrel with your money, FHA is the way to go. Fore go the fancy wedding, lets talk a roof over your head, and some nice equity down the road. How fast people forget about a wedding...sorry, but this is true. I sure wished this was available to me when I was buying my first house.
