Foreclosures in Yarmouth MAAre there Foreclosures in Yarmouth MA? I often receive inquiries about foreclosures on Cape Cod. As I was researching foreclosures in the towns on Cape Cod, I found that Yarmouth has many, many, and maybe the most on the Cape thus far this year. If I listed all the ones from the beginning of the year to today, there would be over 70 so far.In the town of Yarmouth this year, from October 1, 2016 and October 21, 2016 there have been eight properties that had an Order of Notice recorded. The order of notice is the first recorded step in the foreclosure process. This is a formal public notice that a borrower has not kept the payments current and that the lender is planning to foreclose.Once this is recorded, there are other steps that the lender needs to take corr...

By: Robyn Mantel, River Farm Properties, LLCRobyn lives in Yarmouth Port on Cape Cod and is an active Realtor in both buying and selling homes for her clients. Selling Cape Cod real estate holds some surprises and occasionally I run into a bit of history that is worth passing on. In Yarmouth off Exit 7 from the mid-Cape highway, better known as the Willow St exit, can take you back in time (if you allow) to the Old Yarmouth Camp Community. It is a hidden gem found on the other side of the railroad tracks that run parallel to Willow St, in fact you may have seen the sign YCGA as you head toward Hyannis.   In 1946, the Methodists sold the property to the camp community association for $5500. Today, the tents are long gone having been replaced by more modern privately owned homes, a grove...

A Yarmouth MA home buyer should receive a brochure, Home Inspectors Facts for Consumers Sheet, at the time of the signing of the first written contract to purchase. A standard home inspection in Massachusetts is a visual examination of the physical structure and major interior systems of a residential building consisting of one to four dwelling units. It should be understood that there are certain risks inherent in the purchase of property and a home inspection is inherently limited in its scope and depth. The information gained from home inspection conforming to the Massachusetts Home Inspector Standards of Practice may reduce some of those risks, but the home inspection is not intended to provide the client with protection from all of the risks involved. Visit the Yarmouth MA Home Ins...

Yarmouth, Massachusetts is located in the middle of the Cape Cod peninsula, extending from Cape Cod Bay on the north to the shores of Nantucket Sound on the south. Originally settled by the Pilgrims in 1639, Yarmouth was incorporated later that same year. Early industry was dominated by agriculture and maritime activities, with extensive trade at both the northern and southern ports. The arrival of a railroad in the 1800s precipitated Yarmouth's emergence as a popular tourist destination, and the town remains an active resort community with several downtown shops today. The most striking physical features of Yarmouth are the result of glaciations; the low round hills on the north side of town were created by the leading edge of the glacier as it pushed the land before it. The flat sand...

Cape Cod July 4th Celebrations Here is the schedule of local Cape Cod July 4th celebrations. There were some on Friday (the fireworks in Orleans) and there are some on Saturday (Parades in Chatham, Orleans, Centerville and Hyannisport). The biggies on Sunday, July 4th, are fireworks in Hyannis, Falmouth and Provincetown.  All three shows are usually good.  The parades in the various Towns are fun - especially in the smaller villages, such as Cotuit, Barnstable Village and Chatham.  This year, in addition to the usual crush of summer visitors, there will be politicians of every variety on display in Falmouth they are shot from a barge over Falmouth Heights Beach (yeah, that's where the Casino by the Sea and Brother's IV used to be). Provincetown shoots from Race Point, and you can see th...

FOREST ROAD REPAVING COMPLETE EXCEPT FOR PAINTING THE LINES The repaving of Forest Road in South Yarmouth is complete except for painting the lines, according to the Town of Yarmouth Highway Department, contacted earlier today. Now, it might not be paved in the sense that we all expect paving to be.  You know, that smooth blacktop, paved kind of look.  This looks more like the oil and stone look - it's certainly much noisier in the car when you drive on it, but it doesn't seem too different when cars pass by.  It seems like it's going to create more tire dust, but maybe after a while it will smooth down a bit.  After the lines are painted, it will probably look ... like a road!! The results on this project are certainly very different than what the neighboring Town of Dennis did on Swan...

Cape home sales spike in May, median value dips As anyone in the real estate business on Cape Cod could tell you, Cape home sales spiked in May, median value dips. There were lots of folks looking for short sales, foreclosures and outright steals. But is this good news? If you have an understanding of median value, it's easy to cut through the spin - prices are dropping. We certainly saw this in Yarmouth and Dennis. But is it a good time to buy real estate on Cape Cod? In my opinion, prices have a way to go, and we are in for a global economic and political roller coaster ride over the next 6 months that will rival anything seen since ... well, this is unprecedented in the history of mankind. So, is it a good time to buy? If you have a high tolerance for risk, can afford to lose a large...

A TALE OF TWO LIVES Pt. II: ASSISTED LIVING ON CAPE COD CAN BE DIFFICULT FOR MOM & DAD In our last blog we talked about my neigher Harry and his experience with assisted living on Cape Cod. Although it was an expensive detour on his journey through life, it was something he and Alice could afford and wanted for themselves. The two tales of assisted living on Cape Cod played out quite the opposite for my in-laws. In their story, assisted living on Cape Cod was difficult for Mom & Dad. In 1968 Art, Jane and the kids came to Cape Cod, to beautiful Chatham. By the late 90's they were living in a small apartment with rental assistance. When Art's health started to deteriorate, we knew they couldn't stay in their apartment, but thought there was no way we could afford assisted living on Cape ...

ASSISTED LIVING FACILITIES IN YARMOUTH PLENTIFUL AND HIGH QUALITY We live right smack in the middle of Cape Cod, in the Town of Yarmouth, off Forest Road, a major north/south artery. Yarmouth was founded in January of 1639, and today seems a reasonably well planned and developed community. On Cape Cod, the Towns (Bourne, Falmouth, Mashpee, Sandwich, Barnstable, Yarmouth, Dennis, Harwich, Brewster, Chatham, Orleans, Eastham, Wellfleet, Truro and Provincetown), most founded in Pre-Revolutionary times, are composed of villages. In modern times, the villages that remain are sometimes simply Zip Codes, but often they are sharply defined, politically and culturally, from the rest of the Town (Cotuit, Quivett Neck and South Orleans are three good examples). In Yarmouth the villages are ill-def...
