I have had the opportunity to have dinner with client's a few times this week! Twice I found myself at Boatyard Bar and Grill!
The atmosphere - completely casual. Annapolitan attire in full force - dock-sides, khaki shorts, mariner's belt, etc.

Question: I had to change jobs and now make much less money. My mortgage is now 50% of my net income. I have also unfortunately accumulated $15,000 in credit card bills. Despite this, I have never had a late payment or no payment on anything since I bought my home 7 years ago. My homes value has decreased from $300,00 to $250,000 and I have a $238,000 balance on my mortgage. How can I get out of this home into a more affordable home? No one can sell their home these days

Question: There is this property I would like to buy. The seller is asking 9ook reduced from 1mil. The property has been on the market for 5 months.
The county says the tax assessment of the property is 675k. I want to offer 680k, my real estate is telling me that the buyers will be totally insulted and will reject my offer without countering it. Then, if I go back later with a higher offer, there will already be bad feelings on their part and they will be very difficult to negotiate with.
Is it a good idea for me to talk to the seller myself and see if they will take the offer.
