Question: I am an active rain member.
I have/had a referral for an agent in your area. It's my nephew. He has hooked up
somehow with a company called Buyer's Edge who works just with buyers. I have reviewed their website and I'm not sure if they are legit. How can they function without taking listings. Can anyone tell me if my nephew is safe in using them. I'm in Calif. and I just don't get it. We don't have "separate" buyer agent companies.

Question: I have two homes, a primary residence and a rental property. I want to refinance both while the rates are low. I also want to avoid capitol gains (if any) if we sell both in about 3 years. Here is my idea:
1. Refinance my primary residence today at the low rate.
2. When that is finalized, move into the rental property to make it my primary residence and refinance that at the (hopefully still) low rate and avoid paying the additional points associated with refinancing an investment property.
3. Live in the new primary residence for 2 years.
4. Sell both in about 3 years from now. I will have lived in both homes for at least 24 of the previous 60 months. Can I sell both without paying capitol gains tax on either.
