Question: We're in the process of buying a house listed as a short sale (for long-term personal use). It is a multiple offer situation and the bank has asked for our best & final offer. We'd like to submit our offer with an escalation clause, but have read that banks prefer "regular" offers over escalation offers.
My question is; why are non-escalation offers considered "cleaner"? Assuming all other contingencies and cash offerings are the same, is there a difference between a "regular" offer of 100K, and an esclation clause offer that ends up being (100K +1K) 101K?
We're not concerned about the bank countering at our max price. If that happens so be it; we really want this house and are willing to pay up to that amount, but I figure, why not try and see if they will sell it to us for less?
Also, should a seperate contigency be made to have the offer not exceed the appraisel value of the house, or is this covered under the financing contingency (as in bank will not grant a loan for a considerable amount over appraisal)?
I appreciate your thoughts on this!
