This is a market report for cooperative ownership (CO-OP) apartments in the senior citizen community of Rossmoor in Silver Spring, Md.20906. This is a 610 acre gated community at the northern edge of Silver Spring. At the time of this report (1/25/2013) there are a total of seven such homes on the market FOR SALE, two under contract, and another two that have sold in the last 30 days.

One Bedroom

Currently there is no one bedroom homes of this type on the market for sale.  There is also no one bedroom cooperative homes under any form of contract.

One one-bedroom cooperative has sold in the community in the last thirty days. This home,  635 sq. ft. in size; sold for $38,000 after being on the market of just over a month (34 days).

Two Bedrooms

There are seven two bedroom apartments on the market for sale in the Rossmoor community at this time. These garden apartments and townhouses range in size from 1200 to 1600 sq. ft. These homes are currently listed from $65,000 to $110,000; with the median being $104,000.  The days on market range from three weeks (21 days) to seven months (212 days), with the median being nearly two months (57 days).

Currently there are three two bedroom coop apartments under contract in the community of Rossmoor.  These homes were last listed for $55,000 to $69,500; with the median being $62,250.  The days are market for this set of homes ranged from just short of two weeks  (19 days) to just over two weeks (22 days), with the median being two weeks (21 days).

In the last 30 days, only one two bedroom coop apartments have gone to closing in the community of Rossmoor.  The closing price of this 1200 square foot home was $61,000.  This home was on the market for just over one month (38 days).

This is a market report for patio homes in the senior citizen community of Rossmoor in Silver Spring, Md. 20906.  This is a 610 acre gated community at the northern edge of Silver Spring.  At the time of this report there is a total of 14 such homes on the market FOR SALE, five are under some form of under contract, and another two that have sold in the last thirty days.

Two Bedrooms

There are ten two-bedroom patio homes in Rossmoor for sale at this time. These homes range in price from a low of $179,900 to $380,000, with the median being $222,000.  The days on market for these homes ranges from nearly two weeks (13 days) to a little over five months (157 days) with the average approaching three months (75 days). 

 

One two-bedroom patio home in Rossmoor is currently under some form of contract at this time.  The last known list price of this home is $189,900.  This home was on the market for just short of two weeks (13 days).

 

Two two-bedroom patio homes in Rossmoor have completed the sales process in the last thirty days.  These homes sold for $245,000 and $255,000.  The days on market were for both just over two months (62 and 65 days)

 

Three Bedrooms

There are four three-bedroom patio homes in this market place for sale at this time. These homes range in price from a low of $144,950 to $255,000, with the median being $229,500.  The days on market for these homes ranges from approaching two months (51 days) to just over six moths (188 days) with the median being over three months (126 days).

These homes range in size from nearly 1200 sq. ft. of living space to over 1380.  All are list with at least a one car garage also.

This is a market report for high-rise apartments in the senior citizen community of Rossmoor (LW) here in Silver Spring, Md. 20906.  At the time of this report (05/26/2012) there is a total of 31 such homes on the market FOR SALE, 17 are under some form of under contract, and another 12 that have sold since the first of the year.

 

One Bedroom

There are four one-bedroom high-rise apartments on the market for sale in Rossmoor at this time. These homes range in price from a low of $75,000 to $195,000, with the median being $118,250.  The days on market for these homes ranges from new to the market this week (2 days) to over six months (199 days) with the median approaching four months (115 days).

 

There are two one-bedroom high-rise apartments in the community that are under some form of contract at this time.   The last know list price of these homes range in price from a low of $77,900 to $86,000, with the median being $81,950.  The days on market for these homes ranges from three weeks (20 days) to just over three weeks (22 days).

 

In the last 30 days, just one one-bedroom high-rise apartments has completed the sales process.  The sold price of this home ranges was $79,999 and was on the market for short of a week (6 days).
