The Piney Orchard real estate market remains one of the strongest in Anne Arundel county with most properties selling within two weeks.  Property values have increased 6% compared to the same period last year and the gloom and doom predicted for the market hasn't hit here.  The increase in pricing comes at what should be one of the softest sales months of the year.  However, there simply isn't enough inventory to satisfy the number of home buyers that want to call Piney Orchard their home.  We are seeing some concessions creep back in as home sellers, used to the frenetic market are getting a little bit nervous and are willing to negotiate a bit.  Our most recent Piney Orchard listing on Cedar Elm Drive went under contract in just 6 days.  And it's the best time we've had to buy in a lo...

In the month of November, there were 524 homes sold in Anne Arundel county.  The top three cities by sold volume were Annapolis with 19% of the total sales, Glen Burnie with  17%, and Pasadena rounding out the top 3 with by volume 10%.Overall we saw a 22% decrease in new listings and closed sales decreased just under 3% as the low inventory struggle continues with the number of listings down almost 25% from our 5-year average.
