Although, the housing market has slowed, Housing Predictor, an independent real estate market forecaster says that the next 12 months will be the best time to invest in the U.S. housing market.  I know what you're thinking...just another real estate agent telling me to get into the market.  BUT, veteran real estate investors know that when it looks bad, that is the time to pull the trigger and buy real estate to have the highest probability of making top profits.  With this said I'm hoping you can do me a favor...if you hear of someone who might like to take advantage of this market, would you give me a call or send me an email?  I'd be happy to follow up and take great care of any of your friends or family interested in taking advantage of this market. June 2008 and buyers are still holding out........prices have come down and interest rates are still doing well...but buyers know that it is a buyers market and are expecting to benefit from it....Where many properties were selling 3 years ago 15% above assessed value...today properties are selling either at or just under the assessed value....Many buyers are hoping to come into the Maine market and get a lot for their money....but the truth is that many sellers have already marked prices as low as they possibly can....Many sellers today are having to go to closing with some cash in order to clear title...Buyers may want to understand the market that they are shopping in first of all.....for example Biddeford is a little different from Ogunquit....and the prices will dictate that....It ...

The latest forecast by the National Association of Realtors (NAR) claims that existing-home sales are projected to trend up in 2008.  I definitely see that happening here in the Seacoast.  In fact, Lawrence Yun, Chief Economist for NAR was quoted recently saying, "The improvement in the Northeast reaffirms a trend apparent for some months now that shows signs of recovery, noteworthy because that was the first region to slump." Yes, he said did say improvement in the Northeast!  Let's check out what's been going on in the Kittery/Eliot area.  1.  21 homes sold in the Kittery/Eliot area in April  2.  Year-to-date, 41 homes have sold in Eliot and Kittery, ME. 3.  19 Eliot/Kittery area homes went pending with active contracts in April, and  4.  There are currently 174 active listings in thi...

Kittery Maine Real Estate - Coastal Scenes Along Kittery Maine's ShorelineWhat a gorgeous area of the country I'm so fortunate to live in!  I live here in Portsmouth New Hampshire, which is right on the border of New Hampshire and Maine, and we're also here along the tiny coast of New Hampshire.  It's just beautiful here, and we have so much to do and see and experience, both in coastal NH and southern Maine coastal areas.  Being on the coast, we get to enjoy the soothing sights and sounds of coastal living every day, if we choose to.  My favorite drives are those that hug the coastline in both New Hampshire and Maine Seacoast areas. Kittery Maine's waterfront areas provide for lots of picture-taking opportunities of boats, all kinds of boats - lobster boats, sailboats, dinghies, row bo...

You might not believe it, BUT, the National Association of Realtors stated recently that sales of existing homes rose to a 5.03 million annual rate in February which is an unexpected 2.9% increase.  Why?  The answer is that sales are being spurred by lower prices.  Falling prices improve affordability and encourage people to make purchases.  In addition to existing home sales, new construction homes for sale at the end of February dropped to 471,000 units (in the US), the fewest since July 2005.  Rising sales and lower prices have also stimulated the mortgage market.  This is due in part to recent Federal Reserve actions that have allowed the 30-year fixed mortgage to remain near 6% and the 15-year fixed to hang around 5.5%.Now that your all up to date on the national market.  Here's wh...

BathroomsThe common thought these days is that Kitchens and Bathrooms sell houses. If you have been following this series you already know you only have a short amount of time to impress a Buyer. Keeping your Bathroom as clean and uncluttered as possible will go a long way in selling your home. If you have any "little" projects that need to be completed- do them before you put the home on the market. I have had Buyers willing to put up with all kinds of cosmetic projects when they felt they could use the bathroom right away. So if a light fixture is damaged, temperamental or light bulbs are out make sure you correct it right away. Or if you started remodeling and the floor is half done and the tub isn't framed in - this is a priority project. Put up a new shower curtain and scrub the tu...

Market Conditions for Kittery, MaineReported by Bruce Edgerly, REALTORUpdated October 23, 2007. Current Market Rating: 112345Buyer'sSeller'sCurrent Price Trend: 212345FallingRisingThough the market has gotten weaker in some areas...properties closest to the ocean are still moving...Summer of 2007 even exceeded that of 2006...Buyers are still looking and know that this is the time to be buying before the market bounces back to the sellers court. It is now fall 2007 and calls are still coming in which leads me to believe that 2008 should be even better. Though the market has dropped drastically in other states, Maine is holding its own and sales have increased since 2006. This is a very good sign for Southern Maine Real Estate. It appears that buyers are trying to lock in to their second ...

While reading on-line this morning in the Fosters Daily Democrat newspaper, I learned that the oldest home in Maine, "The Bray House" is being auctioned this Saturday, March 24th at 11 AM.  This home was built in 1662 by shipwright John Bray of Plymouth, England and was owned by the Pepperrell family for over 200 years.  This home, which is currently listed on the National Register of Historic Places, is located at 100 Pepperrell Rd in Kittery, ME.  It was originally built as a two-room home but it grew over its 345 years to become what it is today, a three floor mansion with 300 feet of ocean frontage.  The first floor of this magnificent home has two kitchens, a pantry and laundry room, dining and formal living rooms both with fireplaces, a long parlor as well as family room.  On the ...

Yes, you read that correctly--I did write brothel!  For more than two decades the sleepy town of Kittery, Maine, ignored, or maybe I should say, "turned a blind eye" to the Danish Health Club.  I remember moving to the area and a friend telling me it was "more" than just a health club" but I never really believed.  Well, I guess the "talk" was the truth as the club, which opened in 1984, closed last year after an IRS raid in 2004.  To put the scandalous history of the building behind them, the town has approved the demolition of the former Danish Health Club building and eight new 2,300 square foot townhomes will be erected overlooking the Piscataqua River near the Sarah Mildred Long Bridge.  Each unit will have a one-car garage, three bedrooms and two and a half baths.  The new structu...
