Real Estate Q. I am a home stager who is considering a new marketing plan to entice some of the realtors I have worked for in the past few years to use my services more regularly. My idea is that if I were to defer payment for consultations until closing and if they don't sell the realtor doesn't pay me. I would be very careful of who I offer this to - top sellers only - with option to end it if things aren't going well. In return I would be a part of every new listing and have the opportunity to just do the consult or upsell once I got my foot in the door. If the realtor decides to pay upfront for my consult, my rate would be $75/hr. If they defer until closing the rate is say...$85/hour, but they would never be out of pocket. What do you think of this - crazy? Or does it have some possibilities?

Real Estate Q. I'm concerned about my real estate purchase transaction. Here's what's going on, please read below. I apologize for the length of the detail. I feel it is necessary to give an accurate description of the transaction. The title is held in trust by a well know bank for a mortgage lender that went bankrupt. According to the title commitment: XXX Bank, as Trustee for YYYY, Asset-Backed Pass-Through Certificates, Series ***. ZZZ servicing company has signed my purchase agreement. They have also countered with an addendum which requires me to wire my settlement funds at least 24 hours in advance to the settlement company of their choice, which happens to be a relatively new title company which is out of state. The real estate company is well known here in Michigan. However, I've only met the Buyer's Agent at the subject property. I'm relatively confident he & the listing Agent work for the real estate company they say they work for. The ZZZ servicing company has signed my purchase agreement. There is no reference to XXX Bank in the Sellers addendum. This YYY bank is well known for the differculty involved in contacting them. I have only had contact with the Listing & Selling Agents, both working for the same company. The LA referred me to the BA (Buyers Agent). I have also had contact with the settlement company which is out of state, as is the bank & servicing company. The Settlement company has issued a title commitment indicating the title policy will be underwritten by a well known title company. I have contacted the parent company of this title company & was informed that this settlement company is in good standing, by the parent company of the title company. I attempted to contact the person at ZZZ servicing company (I had to find their contact information on the Internet), the signatory to the purchase agreement. I sent an email asking for acknowledgement that my settlement funds are to be wired according to the instruction of ZZZ servicing company. After not receiving any reply from ZZZ servicing company, I left a voice mail message at that persons office. Later that day, I received an email from the BA, stating, this person at ZZZ servicing company, has directed my communications be directed thru the BA to the LA, then to the person at ZZZ servicing company. The BA wrote, ZZZ servicing company is not used to having Buyers contact them & wants me to follow protocol & go thru the chain of command. "The BA wrote he will get me what I need". The closing is scheduled in a few days & I'm required to wire my funds at least 24 hrs. in advance according to the Sellers addendum. I am put off by all of this, more so, because I did not even receive the courtesy of an email reply from ZZZ servicing company. This is a cash sale to purchase a bank owned REO. I would much rather exchange a Cashiers Check for the deed @ closing. ZZZ servicing company is sending a roving Notary with a closing package to my Attorneys office to witness the document signing. When reading the closing instructions to the Notary included in my copy of the closing package, it reads, ZZZ servicing company "REQUIRES ALL FUNDS TO BE WIRED, HOWEVER, SHOULD A CERTIFED CHECK BE PRESENTED: CONTINUE WITH CLOSING AND CONTACT ZZZ FOR FURTHER INSTRUCTIONS. Amount the buyer(s) are to provide at closing: $00,000.00. What is likely to happen if I do not wire funds & go to the closing with a Cashiers Check? I have been introduced to the BA by the LA. The BA has given me the contact information for the person at the settlement company. The signatory on the purchase agreement is a servicing agent, not the same as the Owner of record. The signatory as Seller on the purchase agreement & Sellers Addendum has not verified any information about this transaction. The house is listed on the MLS. What should I require from the Seller, Realtors, the bank, & the settlement company? I'm concerned if I wire my funds in advance I may loose them in the unlikely event this sale is other than legitimate. Or if something goes wrong my funds will be tied up with the settlement company Now that you've have the scenario what do you think, & how can I best protect my settlement funds in this transaction, & still purchase the house. Real Estate Q. i am 15 years in on a 30 yr mortgage with a good credit rating and my interest rate is 7.85 i would like to refinance for alower rate i currently owe 33,000 on my mortgage never late with pmts and no company seems to be willing to give me a lower interest rate not even my current mortgage co chase they only want to cut it to 7% please help .

Real Estate Q. I have all my Continuing Education in for 2012. There are several courses that I see available that I want to take right now. If I take them now, will they qualify as my CE Points for 2013, or should I actually wait until January of 2013 before taking these courses for them to show up as my CE for 2013?

Real Estate Q. Is anyone else having trouble with getting reimbursed by Chrisley Asset Management on their Fannie Mae Properties? All the emails I send to Chrisley return as inactive email and the phones are disconnected it appears. Are they in bankruptcy? Will I ever get my money reimbursed?
