It's time to ask yourself this question  September 2017 - I personally believe the “shift” is among us.  Many do not know when a shift happens till we are in full swing,  In 2008 the market crashed - home prices hit rock bottom, however there were clues this was coming.  I remember showing my first bank owned a year prior. Nobody knew how to deal with them, not even the bank who held it. It was new to many. Yes bank owned (AKA REO - Real Estate Owned) has always been around, but they were popping up slowly, and only a very active agent in the business would notice this shift.  Fast forward, 2012 our market here in Grand Rapids, Michigan started to shift again, it was then I started noticing the inventory becoming less and less, as on my face book “my memories” or what they call “on this...

My last few listings have required me to be at all showings - now I am not the list agent who hovers the agent and their client - but I can not help to over hear and watch the process. I do love being there to hear what prospective buyers are saying about the home as this tends to be greater feedback for me and my client then what I receive from a busy buyer's agent.  What I have found interesting is the difference in showing styles. I so enjoy watching the buyer's agent who paints a picture for the client and overcoming objections with solutions. They obviously took the time to understand their clients wants and needs and figure out how the home they are showing can fit the need or be changed up a bit to make it the perfect home. Or,  unfortunately able to rule out the home completely ...

As the economy gets better - the solicitation for services for my Real Estate business has nearly become overwhelming. They can post for me on facebook, they can connect for me on linkedIN, they can write my blogs for me, they can send newsletters for me - they can share scripts that I can use, they can cold call for me, they can ……..they can………..they can…………. Oh lets not forget the people who want to write reviews for me on various sites - UGH!!!! If I put all of this together there is not much left for me to do - other then write contracts and negotiate. In Michigan to become a Broker you have to take 90 hours of approved con-ed - pass a test - have 3 years of full time experience and keep up with legal con-ed. Requirements here.  So this is what the state says you have to do - to become a Broker. I argue this as in my opinion so much more is needed to become a great Broker.  A Broker is not just someone who knows the law or can pass a test, a GREAT broker is someone who cares about their people, showing encouragement, support and always remaining with a positive attitude when times are difficult.  Someone who will stand up and fight for you when you need it. It seems in my area, that investing or flipping a home is on the rise, again. Not sure if its threat of increase of mortgage rates, or the threat of the good deal is going away.  Maybe because our economy in West Michigan has just gotten that much better that investors are willing to invest again.  If you are an investor or a homeowner getting ready to list a home - stop making these staging mistakes, as buyers can see right through them.  The new counter top on very old kitchen cabinets. This is probably my biggest pet peeve. We can still tell the kitchen cabinets need to be replaced and honestly the new counter top just makes those old kitchen cabinets stand out even more. Let us tell you a bit about the Bodacious Boutique Brokerage, where we hang our hat. JH Realty Partners resides at 545 Ada Drive in Ada, MIchigan.  One of the oldest buildings in Ada. A piece of Real Estate history which only seems appropriate that a local brokerage owns it. Ada Township Michigan Christmas Tree Recycling Once again, Ada Township offers recycling for natural Christmas trees for its residents. They can be dropped off at the back parking lot of Ada Township Park until  Monday January 13th, 2011.
