Based on the past 3 months, St. Clair Shores currently has a 2 month supply of homes on the market which means it is still favoring a Sellers Market.   the average Sale Price was $125,516 and the median sale price was $113,900 the average Days on the Market was 46 & the median was 25 the average List Price was $129,974 and the median List Price was $119,900 of the 47 homes 2 were Lakefront, 3 were bank owned and 2 were short sales.   Wow! It's already September, the kids are back to school and summer is pretty much over.   The St. Clair Shores real estate market was Pretty HOT this summer. I worked with sellers and buyers of St. Clair Shores real estate over the summer.     Sellers were pretty happy! Homes were selling quickly and many times for asking price or above.     I can tell you buyers were getting frustrated! Many were rushing to view homes the day they hit the market, writing full price offers the same day only to compete with multiple offers and either get outbid or lose out to another offer with better terms and conditions. The good news is one of the coldest winters on record is behind us! The weather has broke and I think we can all look forward to the spring selling season in real esatate.    March saw 40 closings for single family homes in St. Clair Shores. While that number still seams a bit low the good great news is that the average sales price and the median sales price continues to climb!   There were 38 single family homes that closed in St. Clair Shores during the month of February. That number is down from last month where we saw 49 closings. Looking back at last years stats there were 50 closings in February 2013. My personal opinion, I think the extremely cold and snowy winter may have contributed to February's numbers being slightly down. The average and median sales price are continuing to rise.   Often in the real estate world we forget that most consumers don't know what the acronyms we use stand for, and why would they? One of the common ones that I tend to rattle off is EMD. So what is an EMD? EMD stands for earnest money deposit.     So what exactly is an earnest money deposit? When a buyer submits an offer to purchase real estate they also put down an earnest money deposit.   There were just 3 transactions at Harbor Place Condominiums in St. Clair Shores in 2013 compared to 8 units sold in 2012.
