10 Things Every Remodeling Contract Should Include
Frank Drake (Edina Realty)
The contract is a critical step in any remodeling project; it holds the job together and ensures that all parties agree to the same vision and scope. By Kelly Quigley | April 2009 The National Association of the Remodeling Industry spells out the following key elements that every remodeling contract should have: 1. The contractor’s name, address, phone number, and license number. 2. Details on what the contractor will and will not do. 3. A list of materials for the project in your contract. This includes information about the size, color, model, brand name, and product. 4. The approximate start date and completion date. 5. All required plans. Study them carefully for accuracy. Insist that you approve them and that they are identified in your written contract before any work begins. 6. Written notice of your right to, without penalty, cancel a contract within three business days of signing it. 7. Financial terms, spelled out in a way that you understand. This includes the total price, payment schedule, and any cancellation penalty. 8. A binding arbitration clause, which you’ll need in the event a disagreement occurs. Arbitration may enable you to resolve disputes without costly litigation. 9. Everything you’ve requested. Consider the scope of the project and make sure all items you’ve requested are included. If you do not see a specific item in the contract, consider it not included. Never sign an incomplete contract. 10. A warranty covering materials and workmanship for a minimum of one year. The warranty must be identified as either "full" or "limited." The name and address of the party who will honor the warranty (contractor, distributor, or manufacturer) must be identified. Make sure the time period for the warranty is specified. Frank N. Drake of Edina Realty Cell:     (612) 803-4800   www.frankdrake.com I will always do what I say I will do. Hello Minneapolis!   Looking for Minneapolis Real Estate and want to narrow it down to specific neighborhoods?  The Re/Max Pro Team is here to help you in that quest!  Over the next few days, the Re/Max Pro Team will use this blog to supply you with details regarding a few of the neighborhoods to consider while looking for Minneapolis Real Estate.  The easiest way to go through this information is to use alphabetical order.  Once you have looked over all of the details, proceed to www.RemaxSearch.com to connect with your preferred agent from the Re/Max Pro Team to set up some showing appointments in the Minneapolis Real Estate market!   First neighborhood on the list is Armatage.  Located in the southwest corner of the city, the Minneapolis neighborhood of Armatage grew around the school named for Maude Armatage, a distinguished community leader. Armatage is built up with mostly single-family housing and some multi-family buildings. The neighborhood also has a park with a community center.  www.RemaxSearch.com can help you locate any available housing in this area. The retail space in the neighborhood consists of individual neighborhood stores and is mostly located along Penn Avenue South. The great majority of housing was built between 1949 and 1969, while about 5 percent of the dwellings were built before World War II.    Next we move onto Audubon Park.  Audubon Park neighborhood is located in Northeast Minneapolis. The park and neighborhood are named in honor of John James Audubon, a great American naturalist and ornithologist. A majority of the houses in this relatively hilly neighborhood were built in the 1940s.  Your agent from the Re/Max Pro Team will fill you in on all the details about this specific area of town.   Moving on, the next neighborhood is Bancroft. The Bancroft neighborhood is named for the Bancroft elementary school, which was named for George Bancroft, an American historian born in 1800. The Bancroft neighborhood consists mostly of single-family houses built before 1940. The neighborhood also has some commercial development along Bloomington Avenue and 38th Street.  The Bancroft Community School, one of the oldest buildings in the Minneapolis School District still operating, was built in 1912.  This is an amazing part of Minneapolis Real Estate.    Beltrami neighborhood is a Northeast community of Minneapolis. Located within the neighborhood is Beltrami Park, which has a playground, bocci courts, soccer and softball fields, tennis courts, a sand volleyball court and a basketball court. Beltrami neighborhood and park are named after Giacomo Constantino Beltrami, an early 19th century Italian jurist, scholar and explorer. As with other neighborhoods in Northeast Minneapolis, many artists have set up studios in Beltrami. Large tracts of industrial land cover the southwestern part of the neighborhood, while the remaining land is dedicated to single-family dwellings interspersed with low-rise multifamily buildings.  More information on this and the other neighborhoods we have touched on today can be given to you by your agent from the Re/Max Pro Team!  Visit Swww.RemaxSearch.com for all of your Minneapolis Real Estate needs.  Stop back tomorrow for the next neighborhood round up!   Wishing you all best in your Minneapolis Real Estate Search,   Ahmed Elbatrawy, REALTOR Re/Max Pro Team 7300 France Avenue Minneapolis, MN 55435 Tel (952) 915-2220 Web-Site www.RemaxSearch.com
