I represent taxpayers in the greater Saint Louis area, the state of Missouri and by being admitted to practice before the IRS can represent tax payers nationwide. Recently the IRS has stepped up there audit activity simply by contesting simple tax returns. One of the strategies that I have seen just in the last couple of weeks is questioning entries on tax returns by requesting supporting information. One tax payer who had prepared there own tax return contacted me regarding self employment deductions on there scheldule C. What I found interesting is that after reviewing the letter and the return the IRS hadn't bothered to even look at the scheldule on the return. The letter that the taxpayer had receieved is letter 12 C. Had the taxpayer ignored the letter those deductions would have be...

It's Time To Improve Your Curb Appeal........ Why do I need to have good curb appeal? It is starting to cool down and........ ........all the more to stay on top of your curb appeal. Between the grass turning yellow, the flowers dying, shrubs loosing their leaves, limbs falling off your trees, and, and, and, and. Get the picture? There is more to do now than there was in the summer. It's time to improve your curb appeal. Keep your lawn mowed and edged. Trim trees and shrubs, removing all dead limbs and debris. The grass will still grow for a bit longer in the colder climates, shrubs will still grow for a short period. Add color to your yard and front porch with flowers and/or hanging plants. There are fall flowers that will add a load of color to the front of your home and make it POP. ...

Home Sellers STOP...LOOK...LISTEN!!! Or should I say "Warning, Warning Will Robinson" to home sellers in St Charles County MO?  The more things change the more they seem to stay the same. Whether we are in a "DOWN" market or a "BOOM" market, no I am not talking about Wall Street, in real estate it seems that we talk about some of the same issues.  Home sellers, when it come to HOME BUYERS they all pretty much look for the same things. So it would be to your advantage if you would STOP..LOOK & Listen to what they are saying. Here are 5, in no particular order, of the reasons why buyers pick the house they do: Price....believe it or not PRICE, even today, ranks higher than location in most studies on this issue*.  Neighborhood....pride of ownership, homogeneity of the area, physical attra...

A 3 Step Approach To Selecting The Right Property    Home buying does not have to be complicated and stressing. However, selecting your new home can be without a plan or approach. So to help in reducing the stress and uncertainty, that may arise, let me offer this 3 step approach to selecting your next home:             STEP 1 - Approach the home buying process objectively.... Remember there is no "Perfect" home, remember the 85% Rule The good homes that are price right go QUICK Avoid the "Second Guessing Syndrome"....I call it "Buyers Remorse", if you feel this coming on talk with your realtor STEP 2 - After viewing each property ask yourself 3 very important questions.... What did I like about the property? Use a grading system--A, B, C or 1, 2, 3 What, if anything, would I want or ne...

By 2000, the U.S. census put O’Fallon Missouri’s population at 46,169 people, and the city had grown to 26 square miles. Today, O’Fallon’s population is over 70,000.In 2006, the City of OFallon MO celebrated two milestones – first, its 150th Sesquicentennial anniversary.  This included many events throughout the year for all to enjoy.  And secondly, a New Year’s Eve party on December 31, which included filling a time capsule with predictions for the next century.  I wonder where our fair city will be in 2106.  It is sure to be far different than we know it today!!In l...

Monday Motivation………..I have a RIGHT! "The right to do something does not mean that doing it is right." ~ William Safire ~   I have often wondered where the saying, “Just do it and then ask for forgiveness later”, came from.  I always try doing the right thing and more often I do the right thing.  Then there are times that I let me get the best of me and because I can do something I will lower my head like a bull and plow right through something because I have a right to.It is during those times of doing something just because I have a right to that the worst things happen.  If I had been just a bit more cautious maybe a little bit more caring or concerned things may have gone a lot differently.Maybe next time I won’t hang up on that agent because I had a right to.

National Eggs Benedict Day..........….......This holiday is always celebrated on April 16th, gee and I am just finding this out?????  What’s up with that?National Eggs Benedict Day is a day to enjoy eggs with hollandaise sauce, Canadian bacon and English muffins.  Make that a double portion for me please!A lot of people have never had Eggs Benedict.  Don’t worry, I have eaten enough for both of us.  If you're upper crust, you most likely have enjoyed Eggs Benedict a number of times, and perhaps, on a regular basis.  However, many people (regular folk) have never tried Eggs Benedict.  Go ahead and do a survey.  See how many of your friends can even tell you how it’s made, or what's in it.  Or, ask them what hollandaise sauce is.  It really isn’t hard to make just be very, very careful or...

Monday Morning Motivation......... In this business it takes time to be really good – and by that time you are obsolete. ~ Cher ~ There have been times, as I go through each day that I have wondered how long it takes to be really, really good in this business.  The one thing that I have come to understand is, it takes a lot of time invested in my own growth and development to be really good.If I would be given the choice I would take really good over being obsolete.   I don’t like the thought of being of no use to anyone.Stop and think about some of the old brands that are no longer around.  Could it be that they became obsolete because they didn’t stay in touch or keep up with changing wants, needs and trends? With the continual changes that our profession will see not only now but in t...

Earlier today I wrote a post that talked about walking around things that could be a problem or a risk.  Today may have been a weird holiday but after doing that post I started to think about it.  After a brief encounter with a Doctor’s office and the way they handled a situation.  I couldn’t help but think about how I handle my customers and clients. Here is the situation; while sitting in the doctor’s office the receptionist calls out a patients name and the patient starts to walk to the window.  On her way the receptionist let’s her know that there was a problem and the insurance company wasn’t going to allow a certain test.  Now this may not sound like much but did I mention that there were others sitting in the waiting room and at least one made a comment.  Can you imagine how the p...
