You can be sure in the coming days more unconditional pending sales with April closings will be reported. In our Atlantic Canadian Province of New Brunswick, it should be no surprise that we are experiencing a SELLER'S market in real estate. The chart above clearly shows the New Brunswick real estate market over the last few years has trended in favour of Seller's.In 2020, after the initial shock of the Spring pandemic lockdown, the Summer brought a flood Buyers. And the steady stream of Buyers shows no signs of waning as we enter Spring 2021.The inventory of listings remains at all time lows. Buyers would be wise to seek full representation in this market.

Two charts below clearly illustrate the active listings versus sales situation in the greater Moncton residential real estate market.  As Spring approaches, we are in seriously uncharted territory.Obviously Sellers have the advantage in the current marketplace. Will a surge in Sellers quell Buyer's thirst for listings? Will Buyers, who've been waiting on the sidelines, become disillusioned with market conditions? This Spring, will builders be willing and able to supply new housing listings to the marketplace? Or will builders be too busy building for recent Sellers who have cashed in their old house for a new build.Based on the first quarter, the rest of the year will certainly be an unusual one in our local real estate market.

You are a first time buyer and plan to purchase in 2021. Currently your local real estate market favors sellers; low inventory and strong sales.How can you protect yourself from Sellers' (and their agents) overpriced listings?First, never reveal information to the Sellers (or their representative agents) that could put you at any disadvantage in negotiating an agreement to purchase. If you are not sure about what information you could reveal, your starting point should be: NOTHING. I'm serious. Reveal no information unless you can be guaranteed it will be kept confidential. The chart above illustrates strong second half sales of  detached and semi-detached housing located within the adjoining municipalites of Dieppe, Moncton and Riverview. (sometimes referrred to a "metro" Moncton) These sales are all freehold ownership as I chose not to include our small condominium ownership market, averaging less than 10 sales per month in 2020.As we head into 2021, active listings are at an all time low. I'll post the December end of month active listing numbers on January 1.

The chart above reflects the monthly ratio of list price vs sale (closed) price detached and semi-detached housing located within the adjoining municipalites of Dieppe, Moncton and Riverview. (sometimes referrred to a "metro" Moncton) These would all be freehold ownership as I chose not to include our small condominium ownership market, averaging less than 10 sales per month.The ratio has indeed risen in 2020. In my opinion driven up the combination of lack of inventory on the market throughout the year combined with an increased number of active buyers.

The chart above reflects the monthly number of closed sales of detached housing located within the adjoining municipalites of Dieppe, Moncton and Riverview. (sometimes referrred to a "metro" Moncton)Yes the second half of the 2020 housing market was indeed "warmer" than the first half. The chart below reflects the monthly number of closed sales of semi-detached housing located in metro Moncton. The chart below reflects the monthly number of closed sales of detached housing located in Albert, Kent and Westmorland counties outside of metro Moncton. The housing market in this collective area was much warmer than previous years.I have a suspicion as to why the housing market numbers are this way.

In the metro Moncton - Dieppe - Riverview real estate market the low inventory trend continues. In the chart above, one line historically illustrates the scarcity of active listings in our MLS System. The other line shows the months of inventory at the current level of sales. Two months of inventory means Buyers do not have many offerings from which to choose. Buyers are under pressure to act quickly when a new offering does come on the market. So new listings often attract multiple offers. This estate market favours Sellers over Buyers. Buyers would be wise to have undivided loyalty with single agency representation before shopping for a property. Just say NO DUAL AGENCY.

Talk about low inventory of detached houses for sale in metro Moncton - Dieppe - Riverview ! The chart above illustrates the scarcity of active listings on our MLS System. Current real estate maket conditions definitely favor Sellers. Buyers are waiting for new listings to come on the market, sometimes becoming frustrated when those new listngs attract multiple offers.Buyers as well as Sellers woulde be wise to obtain independent advice in this Moncton area real estate market.

Active residential listings continue to be at historic low levels.Monthly sales remain in the normal range however active listings are in short supply. This will certainly favor Sellers over Buyers in the tri-community "metro" Moncton area. To be fully represented, Buyers as well as Sellers should choose the undivided loyalty of single agency representation. This is no time to agree to the limited representation of double agency.

Single family detached homes make up the majority of residential sales in the "metro Moncton" area (City of Moncton - City of Dieppe - Town of Riverview).Sale numbers of single family detached houses set new monthly records in the Spring/Summer of 2019. This occurred in spite of a historically low inventory of single family detached listings. And prices remain remarkably reasonable.With interest rates for residential mortgages holding steady, the affordability of housing in the metro area is outstanding. Now is a good time for renters to consider moving into home ownership. It can't hurt to shop the market this fall before winter sets in.

Hot sale numbers of detached housing set new records in the Summer of 2019. In spite of the low inventory of listings, prices remain remarkably reasonable. Moving outward from that core of three municpalities is a surrounding band of unincorprated area: the "RURAL ROUTES". Next "OUTSIDE" includes many distinct communities such as Shediac, Sackville, Memramcook, Bouctouche, Salisbury, Saint-Antoine as well as unincorporated areas, local service districts, cottage country and camp country. Looking back to last year, my pie chart illustrates that one level and two or more storey detached homes were the most popular choices in housing styles reported sold on the "metro" Moncton area (the adjoining municipalities of Dieppe, Moncton, & Riverview). These two styles accounted for just over 50% of all freehold sales.As of the date of this post, comparing the pie chart below representing current active listings of the same housing styles, it reveals an over supply of two or more storey homes on the market. This demand versus supply situation leads one to believe that this segement of the current market definitely favors the Buyer seeking a two storey home.
