I recently attended a local OPEN HOUSE in CAROLINA SHORES, NORTH CAROLINA.  I brought up the topic of blogging and a few local Realtors began speaking about ActiveRain.
 
Now I must admit I wasn't too surprised to hear that many Realtors like to JUST READ (we all start out that way don't we)  The majority of Realtors in my neck of the woods just don't seem to get the Blogging thing on Active Rain. A few of them admitted they would rather read all the blogs and comments than blog themselves??!!

Hello, seriously, jump on board fellow Realtors and join the FUN ... Nope, they still would rather read than blog... Some actually admitted they felt the same people were always being featured and it was a popularity thing???  They felt the best way for them was to just continue reading???

Carolina Shores Shopping CenterGrand Strand Coffee Shop is located at 9869 Ocean Highway (Highway 17, runs from south end of Myrtle Beach to Wilmington and beyond) in the Food Lion shopping center on the corner of Country Club Drive in Carolina Shores.  Eric opened the shop several years ago after working for a coffee shop chain, and his business has quickly gained in popularity.  It is a favorite gathering space all times of day but especially in the morning.  His staff is friendly and well-trained whether the customer orders a plain cup of coffee or a more exotic drink, and unlike some of the chains, the drinks are consistently well made.  He keeps a variety of baked goods but by far the most popular are the scones.  A light menu is available all through the day; there is even a drive thru window if you are in a hurry. There is outdoor/indoor seating and the prices are pretty standard for the area.  My favorite is the Chai tea and cinnamon scones.

15 Court 3 Northwest Drive in Carolina Shores, a golf community, is a lovely three bedroom two bath one level home with a Carolina room.  Regency Builders constructed this home on a heavily wooded corner of this very popular and affordable community.  With less than $250 (year) in Homeowners' fees and property taxes less than $2000, owners can own a beautiful home without all the headaches of exorbitant costs to maintain it.  The home is spacious with an eat-in kitchen, a bar, a living room/dining area with a fireplace.  A Carolina room that opens out to a covered porch completes the public/entertaining spaces.  There are a few unusual features in this home that this particular builder often uses in his upscale homes.  The doors are arched which is quite expensive due to the labor costs.  You must have a highly experienced craftsman to do a professional job.  This builder vents his fireplaces which is an additional costs.  Why is that so special?  If a ventless fireplace is left vacant for any length of time, dust accumulates on the logs.  When the owner uses that fireplace, again, a light coat of suet is dusted through the air to accumulate on the walls, ceilings, carpet, curtains, and other upholstery.  Another feature is the little alcoves that allow the bedrooms to be isolated from one another.  For instance, in one alcove off the great room, the builder tucked a whole master suite rather than having it open directly off the family room.  The master suite has a huge walk-in closet tucked away at the end of the bathroom which means the owner never has to leave the bathroom to dress.  The two extra bedroom are actually located off the main entrance hallway with easy access to the garage.  This layout would accomodate a roommate or older family member or even a teenager craves their own space.

The home is located just up the street from a small shopping center with a grocery store, pharmacy, medical facility, coffee shop, and restaurants.  The golf course surrounds the community and the clubhouse, pool, and tennis courts are just minutes away.  Carolina Beaches are less than 15 minutes away, and owners are just a short drive from Myrtle Beach.  It is a great location!

One Creative Way of Selling a Home???

I have a builder who has two homes left that he cannot reduce much lower, and I sat on the beach last weekend and tried to think of something that would move these homes.  They are great homes but so are the other few hundred in that price range so I thought back to 1980's when interest rates were sky high but you could assume a loan and carry a second and sometimes get a seller to carry a third.  That in when I really bought into investment real estate to create wealth but that is another story.  I knew my seller did not want to finance the property and no bank I have heard of recently will let anyone assume a loan so I came up with the idea of a lease with option to purchase which has been around a long time.  In our area, my colleagues and I have discussed the reasons people are not buying even when they have good credit or pre-approvals for loans and we decided that many responsible prospects are afraid...the market may continue to decline, employment status may change, or lenders require larger down payments. Some prospects may have a loan denied due to loan to debt ratio or they may have good jobs, make good money, and have job security but they don't have the down payment necessary to purchase a home. A lease with option could be a win-win proposition.  I proposed the concept to my sellers; a few of them agreed to offer it as an option.
