The Hasentree foreclosure was one of the highest profile Raleigh real estate news items of 2008-2009.  With the courthouse auction scheduled for December 2008, and postponed multiple times, the drama lingered.

Today's Raleigh News and Observer and WRAL-TV, both report that Toll Brothers has purchased Hasentree from Suntrust Bank for $23,460,000, a 27% discount from SunTrust's purchase price in March, 2009.

Toll Brothers builds upscale luxury homes for mass market.  Residents and owners in Hasentree have luxury custom-built homes, typically at a much higher average price.  So, there is anticipation as to the future of Hasentree, and how the new owners will integrate their product, at what price point, and if lots will still be available for custom luxury home building.

I'll make no joke about it.  I really don't have a lot of free time during the week, especially during the busy season from May until September.  On the other hand it's important to get in some R&R so that you are a better agent for your clients.  

So, I did just that yesterday and just uploaded the pictures into a slideshow to show what a truly incredible community it is and is becoming.  I wrote previously about the Parade of Homes in October 2007 when the golf course was just opening up.  And, just this week I visited the only all green community in the Triangle.  Hasentree is also a community that "thinks green"  The Family Activity Club opened 5/24/2008 and has proved to be very popular with the new residents.  So, my focus today is to let you know about the great amenities and the golf course at Hasentree.

I also observed that Hasentree isn't designed to beat you over the head-it's a neighborhood golf community. By today's standards, it's not overly long-7056 yards from the tips but Fazio has beefed up the course with plenty of sandtraps to lure you in.  Hasentree is also using the same sugary white sand found at Augusta National and in only three other North Carolina courses.  As I stated, the greens were beautiful and they had staff at every hole making sure everything was manicured and up to "par".

Triangle residents--->you definitely don't want to miss this one.  I had the opportunity to be invited to the Hasentree sneak preview today.  Hasentree has a whopping 12 homes on the Wake County HBA Parade of Homes this year that starts tomorrow.  The builders in this community have outdone themselves. 

I must admit - I grew up in a high-end home in Dallas, TX and the architectural standards there are very high.  My mother is in real estate and she regulary comments that NC Real Estate is "behind the times".  I think my mother will have to rethink her comments after the unveiling of the homes in Hasentree.  And, quite frankly, it's not as far out as you think.  Off of HWY 98, it's only 5 minutes from the new shopping options off of HWY1.

Hasentree, a new luxury home community in North Raleigh area has about 750 acres with 423 homesites, all built around a Tom Fazio design golf course. Nestled among 38,000 protected acres of the Falls Lake Nature Preserve, Hasentree will feature an abundance of open space. The community will have more than 600 homesites spread across 925 acres, with nearly half of the available land dedicated to open space.The fact that it is a Fazio course will make it a very desireable area. Fazio is the designer of courses such as Shadow Creek in Las Vegas, Pinehurst #8, and Wake Hampton also here in North Carolina.
