Toll Brothers buys Foreclosed Hasentree from SunTrust

The Hasentree foreclosure was one of the highest profile Raleigh real estate news items of 2008-2009.  With the courthouse auction scheduled for December 2008, and postponed multiple times, the drama lingered. Today's Raleigh News and Observer and WRAL-TV, both report that Toll Brothers has purchased Hasentree from Suntrust Bank for $23,460,000, a 27% discount from SunTrust's purchase price in March, 2009. Golf at Hasentree - It's an experience you will always remember!

I'll make no joke about it.  I really don't have a lot of free time during the week, especially during the busy season from May until September.  On the other hand it's important to get in some R&R so that you are a better agent for your clients. So, I did just that yesterday and just uploaded the pictures into a slideshow to show what a truly incredible community it is and is becoming.  I wrote previously about the Parade of Homes in October 2007 when the golf course was just opening up.  And, just this week I visited the only all green community in the Triangle.  Hasentree is also a community that "thinks green"  The Family Activity Club opened 5/24/2008 and has proved to be very popular with the new residents.  So, my focus today is to let you know about the great amenities and the golf course at Hasentree. Back to my golf game! Kelly and I died laughing on the practice greens. I hit a "birdie" before we even teed off. Well, not pun intended - it was a real bird. Now on to my putting skills.  I'm left handed but I play golf right handed.  For better or worse putting is an issue.  On the other hand, I must admit I was really impressed with the staff at Hasentree.  They were so warm and inviting.  I fealt like I was at home and I hadn't even teed off! I also observed that Hasentree isn't designed to beat you over the head-it's a neighborhood golf community. By today's standards, it's not overly long-7056 yards from the tips but Fazio has beefed up the course with plenty of sandtraps to lure you in.  Hasentree is also using the same sugary white sand found at Augusta National and in only three other North Carolina courses.  As I stated, the greens were beautiful and they had staff at every hole making sure everything was manicured and up to "par". If you are thinking of buying land or a home in Hasentree don't forget to work with a buyers agent in the area that represents your needs!

Triangle residents--->you definitely don't want to miss this one.  I had the opportunity to be invited to the Hasentree sneak preview today.  Hasentree has a whopping 12 homes on the Wake County HBA Parade of Homes this year that starts tomorrow.  The builders in this community have outdone themselves. I must admit - I grew up in a high-end home in Dallas, TX and the architectural standards there are very high.  My mother is in real estate and she regulary comments that NC Real Estate is "behind the times".  I think my mother will have to rethink her comments after the unveiling of the homes in Hasentree.  And, quite frankly, it's not as far out as you think.  Off of HWY 98, it's only 5 minutes from the new shopping options off of HWY1. The top custom builders are involved in this award winning Creedmor Partners neighborhood.  As you are probably aware Creedmoor Partners has developed almost all of the top neighborhoods in the Triangle including - The Birklands, Chatswoth, Crossmoor, Devon, Galloway, Glenlake South, Glenmoor, Linville, Regency, Stonemoor, and Traemoor Manor.   That's quite an impressive list.   I've written a couple of other blogs on the homes but this one is designed to show the actual homesites and the architectural details that are progressive for this market.  They include Europeon influences with turrets, hearth rooms, "keeping rooms", elongated fireplace chimneys, enhanced roof details, and other enhancements that are creative enhancements to the local architecture.  See for yourself.

Hasentree is a gated golf and more community. It is a Tom Fazio golf course that is breath taking. Just look at this view.                     And the home sites start at $400,000. Then there are the custom homes and villas that are in the upper $800,000.There are so many recreations going on here the list keeps going and going. Here are a few examples. Hasentree, a new luxury home community in North Raleigh area has about 750 acres with 423 homesites, all built around a Tom Fazio design golf course. Nestled among 38,000 protected acres of the Falls Lake Nature Preserve, Hasentree will feature an abundance of open space.
