It was really  strange when a Manchester NH Area Home Seller canceled our listing appointment. When I asked why, he said he met with another Realtor who told him that buyers start to decline during the Holidays. It was strange, because the fall market here in the Manchester NH area can be as busy as the Spring market. I convinced him to let me come anyway to at least see the home. I got the grand tour and we sat to talk. I brought him a stack of listing sheets that have gone under contract or Closed/Sold this fall. The point was to show him how busy it really is. I have been noticing some homes in the Manchester NH Real Estate Market, are staying on the market a little longer. I did not have long to ponder why, when I noticed another trend. I have received quite a few inquiries over the last month where the different people seemingly ask the same question. "Why isn't my home selling?" The first thing to note, is they are not any sellers of homes I have listed. The immediate thought that came to me was, "Why are they reaching out to me?" It did not take long for the sellers to tell me they either saw one my online posts or saw a sign on a home I just listed go from For Sale to Sold quickly. I do ask what their address is so I can look up their property in the MLS. "What a Real Estate market", is all I can say. But, remember whose head you step on on the way up as you may need their hand on the way down. Here in the Manchester NH Real Estate Market, we have seen many years now of more Buyers than Sellers. Values that have sky rocketed. It is a reflection of 2005 all over again with a couple of differences.   In 2005 values also sky rocketed. However there was an ample amount of homes to sell every buyer that wanted one. Mortgages were easier to get. Listings were plenty and sales were through the roof. Here in 2021, we have an unlimited amount of buyers, but much fewer homes to sell them.  In 2005 agents worked together. Listing agents loved Buyer agents and Buyer agents loved Listing agents. If you browse local Facebook groups, there is no shortage of agents telling Sellers how much over asking price they can get. Just as well they tell how buyers should be prepared to offer over $20,000, $30,000 or even $50,000 more than asking price in the Manchester NH Real Estate Market. There is a change in the air. No it is not just fall, it is the smell of some Sellers getting bad advice. The hard truth is you may be seeing an illusion. Lets say you take a home worth $400,000 and list it at $350,000. It goes under contract for $400,000. Did it really sell for $50,000 over market value? NO, it did not.
