Chase Short Sale Closed in Crystal Woods, West Orange

We're pleased to announce another successful Chase Short Sale has closed, this one located in the Crystal Woods section of West Orange, NJ.

This 20 year young townhome was in good condition and showed complete pride of ownership.  Featuring hardwood floors, a modernized kitchen with granite counters, a finished basement, 3 total bedrooms and 3 full bathrooms, this was a great property at an even better price.

There was only one mortgage against the property, which made processing the Chase Short Sale a little easier.  Once the borrower completed her hardship applicatoin, Chase established a list value of $330,000 by way of a Broker Price Opinion.

We immediately moved to market the property at the indicated list price.  The pricing was fair and within a month we had a cash offer of $300,000.  Chase countered at $320,000 before we were able to settle at $312,500, a very fair price given the home's offerings.  The only issue we had to overcome was that Chase was initially reluctant to provide the seller with a relocation fee.  But after we were able to prove residency, that issue subsided.  Within two months, the sale was closed. The seller was elated to be out from underneath her upside down mortgage with Chase, and even received a $3,000 Borrower Incentive fee at the closing.

Another Chase Short Sale in the books, and we hope to close more over the coming year.
