Albuquerque neighborhood Four Hills is
located in the far southeast corner of Albuquerque, very near
Kirtland AFB. Four Hills is one of four foothills
neighborhoods.
Appropriately named, Four Hills is located at the base of the four
Sandia Mountain foothills that you see when you look to the
southeast. You can see the hills especially well as you drive
southbound on tranway Blvd.
Four hills was originally developed in the late 1950's. Homes were
built on larger lots with views of the foothills and the city. The
neighborhood has a hilly, different feel than many other
neighborhoods in Albuquerque. There is a country club with an 18
hole golf course.
Four Hills Real Estate
Over the last 6 months there have been 28 sales in Four Hills,
ranging in price from $152,000 to $430,000. The average sales price
was $272,218. The median sales price was $267,500. These average
square footage for the homes was 2,373 square feet. The average
price per square foot was $117.
Four Hills has been relatively unaffected by short sales and
foreclosures over the last 6 months. 90% of the closed sales were
regular sales, not short sales or REO sales.
While these real estate stats are meant to give you a general idea
of home values in Four Hills, they are very general. The homes that
sold in Four Hills are not cookie cutter homes, and these
statistics should be used for general purposes only, and should not
be used to price individual homes.
Albuquerque is divided into four quadrants: Northeast,
Southeast, Northwest, and Southwest . The North and South
dividing line is Central Ave, also known as "Old Route 66."
Broadway is the dividing line between East and West, or to native
residents, the railroad tracks. Each quadrant has its own unique
qualities and distinctive neighborhoods. Four
Hills neighborhood located in the Southeast corner of
Albuquerque, is a well established community with private
golf, tennis, swimming facilities, and two parks for
recreation.
The history of the Four Hills dates back to the 1950's. It
was the new location for beautiful custom homes overlooking the
city and enjoyed great views and access to the mountains. One
of the neighborhoods most famous attractions was the Western Skies
Motel. The most famous guest was President Kennedy who came
in December of 1962 to visit Sandia Laboratories. The motels
history ended in 1988 and is now the home of the present Four Hills
Village Shopping Center. It is still a high end area
for real estate commanding prices at twenty to thirty dollars per
square foot above the areas surrounding it.
The Four Hills Housing Market:
The Four Hills Community is a diverse mix of
homes from condos to custom built houses. Currently there are
63 homes for sale ranging from $194,500 to $799,000. ranging in
size from 1350 sq. ft to 4649 sq. ft. The
average home price is $310,500. for closed sales. For active
listings the average price is $355,000. In September 7 houses
went under contract, 6 were priced between $350k and $500k and one
was sold for over $500k. This means there is a 7 month supply
of homes in the Four Hills area. Last year in September there
were half as many homes for sale and the same amount of homes
sold. Currently this area is growing with newly constructed
homes in the Covered Wagonsubdivision at Four Hills Drive and Central Blvd. by
Mountain West Development. Covered Wagon is represented by
New Mexico's biggest Realtor Coldwell Banker Legacy and homes are
priced between $275k and $350k.
Attractions and Amenities:
The area shopping and commercial district contains two major
supermarkets, neighborhood shopping and small businesses, motels
and restaurants.
Recreational attractions include the Manzano / Four Hills open
space which is part of the Sandia Foothills and has hiking,
mountain biking, and equestrian trails covering 146 acres. (Dogs
must be on a leash).
Four Hills Country ClubAlbuquerque's second country club boasts a
135 acre 18-hole, par 72 course designed by Bob Baldock. The club
also offers tennis, swimming and dining, and two large
ballrooms with banquet facilities.
