5th Annual Sagebrush Golf Classic In Albuquerque 

The 5th annual Sagebrush Gold Classic in Albuquerque is fun for everyone!  Everyone is invited men, women, and kids over the age of 15 and up.  Enjoy the18 holes with a shotgun start.  Awards will be given to the 1st, 2nd, 3rd place teams.  There will be raffle prizes too.

My daughter Lizzy and I had a real treat this afternoon at Caked "A Cupcake Boutique" in NW Albuquerque.

We'd been meaning to stop, but with all the activities we have it's been hard to find the time. Well, thanks to their new extended hours we finally found time to stop. Boy, were we happy that we did!

Not only is "Caked" a feast for the tastebuds, it's a feast for the eyes and for the nose too. The place smelled fabulous!

My daughter had a Red Velvet and I got a Strawberries and Cream cupcake, but they weren't enough. Plus we knew we would be in big trouble if we came home empty handed. So we bought the sampler.

I've wondered if a cupcake store would be successful here, and let me tell you the place was bristling with business. People were coming in and out at a good rate and there were several ladies baking in the back room for events today.

If you have a hankering for a great snack, make sure you stop in and  support and honest-to-goodness bakery in Northwest Albuquerque. You won't be disappointed!

The original Paradise Hills is an older community in Northwest Albuquerque. Older neighborhoods have things to offer that newer neighborhoods do not. Mature landscaping and large lots come to mind. In fact, the older houses in Paradise Hills often sit on 1/4 and 1/3 acre lots.

However, Paradise Hills also has newer neighborhoods too such as Paradise Meadows and Paradise Ridge.

There's also Paradise Green Golf Course and Paradise Hills Community Pool which help to make Paradise Hills a great enighborhood to live in.

For the purpose of this report, here is the area I'm including in this and subsequent Paradise Hills market reports.

Neighborhoods included within the map area are Paradise Heights, Paradise Meadows, Paradise Green and Paradise Hills plus others.

All the indicators here suggest that even though the tax credits stimulated the real esate market, prices are still on the decline.

It's important to understand local market conditions when you are looking to buy or sell. When you hear real estate news on the television remember that market conditions can vary greatly from state to state, city to city and even neighborhood to neighborhood. It's common knowledge that  distressed property sales continue to impact our Albuquerque market, including the Paradise Hills Real Estate Market, so I thought it would be interesting to look at the exact number of bank owned home sales, short sale home sales and HUD home sales in the area.

Of the 27 sales that closed in March 2010 in the Paradise Hills area, 4 were short sales and 4 were bank owned home sales. There were no HUD homes sold in the area during the month.

Here's a chart that shows regular sales, short sales, bank owned sales and HUD home sales: 

Distressed property sales comprised 30% of the home sales in the Paradise Hills area in March 2010, with an equal amount being bank owned home and short sale home sales. With nearly 1/3 of the home sales coming from distressed property sales, it's inevitable that these types of sales will continue to impact values in our neighborhood.

Paradise Hills in Northwest Albuquerque is a great community to live in. Here's a few reasons why:

Paradise Hills Community Center

Until the other day when I actually got out of my car and went in I didn't know just how many activities and things happen at the center. The Paradise Hills Community center has all kinds of activites for all ages!

There's an after school program every day from dismissal to 6pm for kids K-5 in Sierra Vista, Ventana Ranch and Sunset view elementary schools. The cost is minimal, $98 every 9 weeks or $312 for the entire school year. 

There is also a spring break camp which is only $50 for the week, plus a summer program from June 14 to July 30. The summer program starts at 9am and ends at 3pm daily ($100), or choose the extended hours from 7am to 6pm($212).

The Paradise Hills Community Center is the senior meal site (age 50 and older). Meals are served 5 days a

week. There are opportunities for recreation and socialization too. Some transportation to and from the site is available, call 314-0246 for details.

Pickleball is a fun recreation activity which is free at the center. Pickleball looks like ping pong played on a tennis court! It looked like a lot of fun.

There's also exercise classes at the center like Senior Chair Aerobics three days per week and an after work exercise class from 6pm tp 7pm on Monday, Wednesday and Friday.

There are emeeting rooms available too, groups like the Paradise Hills Civic Association meet there monthly.

Paradise Hills Swimming Pool

Last summer the pool was closed for construction, but it is supposed to be open on May 31, 2010. It's a nice size pool with a fun water slide, roomy changing rooms and a large grassy area for hanging out and drying out too.

There is a small childrens wading pool too.

The pool is definitely busy in the summer, but it's not usually overcrowded and it is watched closely by lifeguards

You can rent the pool out for special events for a reasonable fee. There is room for barbecuing and eating and other games too.

Paradise Hills Community Park

The park is huge! There's a large playground, tennis courts and a skateboarding area, plus enough grass for three or four soccer games. I love the large cottonwood trees!

Desert Greens Golf Course in Paradise Hills

Desert Greens is an 18 hole public golf course course with a full driving range, putting green and chipping green. There's also Paradise View Bar and Grill and the In at Paradise.

Real Estate in Paradise Hills

There is a wide variety of home for sale in Paradise Hills. There are older subdivisions like Paradise Hills Country Club Estates and Rio Vista, and there are newer subdivisions like Paradise Ridge, Paradise Greens, Paradise Meadows, and Executive Estates at Paradise Hills.

There are also townhomes and condos in the area including Paradise View Condos and Arroyo del Sol Condos.

Whether you're looking for a golf course home or a home in a good neighborhood with popular schools then Paradise Hills might be the right neighborhood for you.

So you're looking for a great deal on a Paradise Hills home and you think a short sale might be the answer? I say don't waste your time!

Of the 19 sales that closed in February 2010 in the Paradise Hills area, only 1 was a short sale. Here's a chart that shows regular sales, short sales, bank owned sales and HUD homesales: 

Of the 19 sales in Paradise Hills in February 2010, 14 were regular sales, 4 were bank owned sales, 1 was a short sale and 0 were HUD homes.

There are short sale houses for sale out there. In fact, currently 7 are in pending status. Will they ever close? Only a small portion of them will.

We have a new status in the Albuquerque MLS for short sales, it's called "pending please show." This status allows the listing agent to keep the house on the market for back-up offers. That's right, once you make an offer on a short sale house it remains on the market for others to "bid" on and drive the price up.

I think we need to rename the category "Perpetually Pending," since so many of the short sales never seem to close.

If you need to buy a house to live in and you want it to actually close, I'd stay away from short sales in Paradise Hills. You might, however, want to consider Foreclosed Homes.
