You open up magazines and look at other people's houses - or maybe at what other people's houses are supposed to look like - but they never look like mine.  I love, love looking at houses. I love meeting new people and meeting new houses, which I guess is why I love my job as a real estate broker.  So after seeing hundreds of homes every year you start to see the styles emerge.  You have the "hand me down house" which is where most of us start out. We get Moms old kitchen table, Grandma's tv trays and Uncle Billy's sofa that we throw a blanket over because it might have a hole in the arm but at least it is comfy to sit on.  We start out here but hopefully after 5 or 6 years we start to buy our own things that define who we are. Green is slowly marching Eastward over our state.  Green building practices have been boasted about for years in Albuquerque, Santa Fe and Las Cruces. The 97 degree day we had today made me think of Summer and I thought I would make a list of the things I enjoy most about Summertimes in Eastern New Mexico. 15 Things I love about Clovis in the Summertime: •1.       Even if the daytime temp reaches 100 degrees, every evening it will be back in the low 70's just in time to sit on the porch and sip some iced tea. •2.       Kids can play outside for hours and you don't have to wonder where they are or who they're with. •3.       Eating shaved ice from a vendor that lets you put as much syrup on it as you want. •4.       Growing my own garden and watching the sunflowers get tall.   The 24 Hour House It has been a wild week. Ive written 7 offers, had an unhappy customer for one of the first times in my 6 year career, been in 2 multiple offer situations (which caused the unhappy customer who didnt want competition) accepted two counters and almost sold a house in 24 hours. The couple were a referral from an agent in Alaska who saw my active rain profile. They were planning on renting but came to Clovis and were unhappy with the wait for base housing and the lack of decent rentals in the area. They gave me a call and we met at the office and looked over the 50 homes in their price range. After reading the top 6 fads that are "out" according to consumer surveys at the international home builders show in Las Vegas http://styledstagedsold.blogs.realtor.org/?p=273 I thought I would give some insight on what buyers want in their newest Clovis Home. 1. Color - Nothing crazy but white walls are "out" in Clovis. Most builders are going with an eggshell sheen tan for the entire house. Flat finishes were in for a while but homeowners have found them hard to keep clean. Home sellers are painting neutral earthtones and adding splashes of color with curtains and furnishings. 2. Thanks to the large number of Military moving to the area and our growth in general some good changes are being looked at according to our mayor. I found out in a recent meeting of the Clovis Board of Realtors that the city is looking for more green spaces, walking and bike trails and things to improve our quality of life. Target is supposed to be in the final stages of being finalized.. I know we have heard that for a while but it seems to be coming together. Several restauraunt chains are looking at Clovis and people are moving in daily. By the time that Cannon reaches full capacity the population of Clovis may double. We are gaining a new city engineer from Florida who is full of great ideas for our town. It is an exciting time to be in Clovis! More updates soon!!!

Busy month in Clovis. We have had 83 new listings, 83 Price changes, 72 listings sold and 66 residential listings in Clovis are under contract. In the past week we have had 19 new listings, 20 price changes, and 14 listings sold. Of those sold 6 were bought with VA loans, 3 with conventional loans, 1 with an FHA and 2 with cash. Average sales price was $137,883. We have had signs of all the new transferees coming into Cannon AFB. License plates in front of me in the Sonic Drive thru (gotta love a good Rt 44  vanilla coke with extra ice) have included Florida, Nevada and even Alaska. Well, I just got home from the movies with my family and living in the small town of Clovis, NM I thought we could go out to the movies on a Sunday evening and it wouldn't be too full. The movie had been out a week already, not a new release, and we were a little late. 3 minutes to be exact. I had swung by to catch the last of a 40% off the markdown price at Dillards, dont you love them, and then grabbed a Pizza at Pizza Hut which was a little slow and anyway I made us late. I think everyone took a breath after school got started and we are all in preparation for the next wave of transferees from parts unknown....I thought I would make a list of reasons to be glad you are in Clovis. 1. Clovis has never been evacuated for a hurricane. 2. People in Clovis do not live in fear of hurricanes, earthquakes, nuclear war, tidal waves, animal rights activists, and many other natural or man made disasters. (Dont get offended - my mom is a big animal rights person and I own 3 dogs and 4 hampsters and love them. But we have few endagered species here and no one live in fear of losing their jobs beacause of prairiedog activists, though some have been humanely removed from construction sites. ) 3. I deal with many people being transferred to Clovis, New Mexico and the comment I hear most is "Wow- Clovis is overpriced. Dont the people in Clovis know that they are more expensive than the houses in Lubbock, Amarillo, or Dallas?" So Id like to give you a few reasons to avoid the accusation that we have raised our prices  just because we can, or because there is a big Realtor conspiracy going on. - (There Isn't) It costs more to build in Clovis. - The New Mexico gross receipts tax that builders must pay in New Mexico is much higher than it is in Texas. We are further away from major shipping areas than Lubbock or Albuquerque or Dallas and so it costs more to get construction materials here.
