Definition: A loan made by an approved lender in accordance with the FHA's regulations and insured by the Federal Housing Administration.   From "About.com": The Federal Housing Administration (FHA) runs several programs to promote home ownership. In most cases, FHA loans are mortgages obtained with the help of the FHA. With a small down payment, buyers can purchase a home. FHA loans make it easier for people to qualify for a mortgage, but they're not for everybody. What is an FHA Loan? An FHA loan is a loan insured against default by the FHA. In other words, the FHA guarantees that a lender won't have to write off a loan if the borrower defaults - the FHA will pay. Because of this guarantee, lenders are willing to make large mortgage loans. Who Can Get an FHA Loan? Almost anybody can ...

Here are a few photos from around Silver City.     Since there are 2 Copper Mines in our area, it is common to see Mine Equipment used as Lawn Ornaments. This Ore Car is on a Business's Lawn on Gold St.       Ranching country means wells for water and that equals Wind Mills. This one is located north on Swan St.        Silver City has a thriving arts community. This mural is located on the wall of the Silver City co-op off of Historic Bullard St.

Definition: A right, privilege or interest limited to a specific use or control purpose which one party has in the land of another party and which run with the land and are not a personal right of an individual. Discussion: When a property has an easement, it means that the described entity has the right to use that part of the property for a given purpose. Example: a "Utility Easement" along the south line of a property means that the Utility Company has the right to go onto that part of the property and maintain the utilities therein. The property owner may not block access to that part of the property that has an easement on it. Nothing permanent may be legally placed into / onto the easement. A legal easement will be recorded with the deed. So when you buy a property, the title sear...

Definition: The limitations in the deed to a property that dictate specific ways that a property must or must not be used. Discussion:  Deed restrictions are similar to covenants in that they are rules of what can and cannot be done on the property. They run with the land no matter who owns the property. Typical restrictions may include "no manufactured homes" or "land may not be divided into less than 5 acres parcels." The Seller's Realtor should have a copy of the restrictions available for a potential Buyer. Occasionally a deed restriction is not known about until a title search is performed. So this can become an issue depending on what the Buyer wants to use the property for.     Today's Saying: We're fools whether we dance or not, so we might as well dance.  ~Japanese Proverb   Li...

Jamie Rhein wrote a great post about 'camping green' in the Gila. Here it is reposted: Apr 22, 2010 12:41 - By: Jamie Rhein The Gila Wilderness offers earth friendly lodging Earth Day makes me think of places like the Gila Wilderness in New Mexico.  It's a perfect spot for an environmentally friendly hiking/primitive camping trip combo. It also offers non-fussy adventure in the midst of beauty. My trip to the Gila National Forest, where the wilderness is located, was the most environmentally friendly one I've ever been on-except for two years in the Peace Corps in The Gambia, West Africa, but that's another story. My husband, then boyfriend, talked me into the Gila Wilderness camping trip by touting it as his most favorite place in New Mexico -someplace he really, really, really wanted ...

Gomez Peak is about five minutes north of Silver City. It climbs to 7,238 feet above sea level.   This hike is a demanding with vertical challenges a large part of the way. Whenever you come to another trail leading upwards, either on your left or right, take it and your reward will be a 360 degree view of the Gila Wilderness, the desert and mountain ranges clear to the Mexican border and virtually the entire town of Silver City, along with the Kneeling Nun and a good view of the Black Range to the East. Depending on your sightseeing needs, this can be a two to four hour hike. Remember to take water.   To get there, go out Little Walnut Drive to the Gomez Peak Picnic Grounds on the left, just inside the forest. Park your car in the lot at the entrance and the trail leads off right ahead...

The Gila Cliff Dwellings are located 44 miles north of Silver City in the Gila (Hee-la) National Forest. You travel up Highway 15 through a beautiful pine forest with sweeping views. The Mogollon Indians lived here over 700 years ago. You can actually enter the dwellings, see where they lived, look into some of the structures from above, and explore the cave walls where petroglyphs can be seen. The dwellings were built into cave walls 180 feet above the river floor. You can see the smoke where they had fires, round areas in the floor where they placed their pots, the old walls made of mud and much more. I enjoy hearing the Park Ranger discuss some of the details of how they lived, what they grew, etc. There are a wide variety of hikes to enjoy. Several of them have petroglyphs to discov...

Definition: The official valuation placed on property for ad valorem taxation or public improvements. Discussion: The County Assessor assesses the value of your property for purposes of determining how much property tax you will pay. It has nothing to do with the Market value of your property or the Appraised value of your property.  Today I just want to show you some pretty things in Silver City.       This is an exposed adobe wall. Sometimes you will see them covered with stucco. I like this one showing the adobe brick.       This is a beautiful wood door in a stucco wall surrounding a home. The wall is an example of a covered adobe wall. (In stucco walls such as these, there may be cinder block under the stucco)   The decoration hanging on the door is called a ristra (ree-stra). It is dried red chilis strung together to make this decoration.       Saying of the Day: Teachers open the door. You enter by yourself.  - Anonymous   Linda Ferrara - Associate Broker Coldwell Banker Enchantment Realty Let's hook up on Twitter and Facebook! Cell: 575-519-9249

When purchasing a home, there are different inspections that can be performed. They include (but are not limited to): Home Inspection, Septic Inspection, Well Inspection, Survey, Appraisal, Wood-Destroying Insect Inspection. There are 3 things you can do as a result of any inspection. •1.      You may read the results and decide that everything is fine and you wish to continue. •2.      You may determine that as a result of an inspection, you wish to terminate the deal. If you choose this route, you will receive your earnest money back. This is usually reserved for items that are serious. A structural problem with the house would be an example of this. •3.      You may review the report and decide to make an objection and ask for a resolution. An example of this: You receive the Home In...

People seem to exaggerate here. I say this with a twinkle in my eye and a wink. The Rio Grande is not that big of a river. Also, when I hear the word monsoon I imagine that it starts raining one day and does not stop for 30-40 days. That's not how it is here. It means the rainy season where clouds build during the day and a part of the area may get a downpour for an hour or two. This happens generally every day for about a month and a half in July and August. It is a lot drier here. You drink a lot more water or you get dehydrated. You could be talking to the richest guy in town or the poorest guy and town and not know it. They both are wearing jeans and old cowboy boots. Both are driving old pick-up trucks. When we get rain or snow, we're all happy. "How much did you get?" is a common ...

Well Inspection - If the property you choose has a well, you will want a well inspection. There are several aspects to this. The first part is to determine that the equipment is functioning. This equipment includes, pump, piping, holding tank, pressure tank and the electrical work. Another part, the Water Potability determine if the water is safe to drink. The water is taken from the well and brought to the water department of the town where a water test is performed. You will receive a report showing if there are any dangerous levels in the water. There is also a Gallons Per Minute (GPM) test that may be performed. In this area, a well that produces 3-7 gallons per minute is considered acceptable. Note: the well tester will check that the pump is not hindering the GPM amount. (Perhaps ...

At the beginning of the 1900's the area became a haven for tuberculoses sufferers. Sanitariums popped up around the area. One road, currently named Cottage San Road, was the home of one: Cottage Sanitarium. Another Sanitarium was run by the Sisters of Mercy. It is now Fort Bayard, a hospital for patients unable to care for themselves. Fort Bayard began as a fort to protect the area residents from Indians. The first all-black regimen (the buffalo soldiers), protected the area. The fort has gone through several transitions including being managed by the Surgeon General of the Army, the Veteran's Administration and now the State of New Mexico.  You can still see many of the old buildings from the early 1900's. Currently, a new hospital is being built there to continue its' service to the ...

Below is a brief history of our area, intended to give you an idea of how the area developed. History of Silver City - Part 1 In approximately 1000 A.D., the Mimbreno Indians lived in the area. Many examples of their pottery can be seen at the Silver City Museum. There were also the Mogollon Indians - no visit to this area would be complete without a visit to the Gila Cliff Dwellings where you can learn more about these people.  http://www.nps.gov/gicl/ Way back when, the Apache used this area as a camp. Often, Indian artifacts can be found in the area. There are so many artifacts that I wonder if the population way back when was larger then than it is now! In 1860 gold was discovered in the mountains north of Silver City. Pinos Altos developed and for some time was the county seat. Sil...
