Many find it hard to believe that the Las Vegas real estate market has shifted and is running low on Las Vegas homes for sale but it is.

There are only a total of 4,241  homes available for offers.  Last month approx 3,413 homes sold with an average price of $159,926

Lets say you are looking for a One Story home with at least 3 bedrooms and 2 baths, you want a 2 car garage and a minimum of 2,000 square feet, and you want a lot size of at least 7,000 square feet (remember a single story has a bigger footprint on the lot that a 2 story) but you only want to pay between $100,000 to $200,000....you will have about 97 homes to choose from, and that covers all of Las Vegas, Henderson, Summerlin,North Las Vegas areas.

Narrow that down to you want 4 bedrooms and there are about 45 homes.

I know it is something buyers may not be ready to hear as they could be thinking about the "old days" in Las Vegas (old days= 60 days ago) when you put in an offer just below asking price and it may have been accepted or countered up just a bit.

Well, the fact is our market, "RIGHT NOW"  = Low Inventory = "MULTIPLE OFFERS" = Put in your "Highest and Best".

Your highest and best may still not win you the first home you want, so you must be patient and keep looking and "jump off the fence, so to speak" and get your offers in quickly on your next choice.

Bank of America is excited to announce that for a limited time, we are offering enhanced relocation assistance payments in which qualified homeowners who initiate a short sale without an offer could be eligible to receive $2,500 - ?* in relocation assistance and owe no more on their mortgage with the sale of their property.

I received an email from Bank of America last week regarding the above statement and attended a Bank of America Short Sale program this week at Tournament Players Golf Club here in Summerlin, Las Vegas where it was confirmed that some Las Vegas homeowners may get this assistance, BUT as is with all Las Vegas Short Sales, no two are every the same and PLEASE keep in mind there is NEVER a guarantee to this until in writing from the bank and you close the deal and there are SEVERAL REQUIREMENTS in order to even see if you qualify for this program. Remember, if you are in a hardship situtation and must sell your home as a short sale the goal is to get out from under the debt so you can move on with your life, regardless if the bank can help you in relocation money.

• Once we initiate the short sale at equator.com Bank of America will evaluate the homeowner for this offer quickly to determine if they qualify for the enhanced relocation assistance.

• The homeowner must participate in one of the preapproved price short sale programs, such as HAFA (Home Affordable Foreclosure Alternatives) or Bank of America's proprietary program. Specific investor participation and eligibility criteria do apply to these programs.

• The relocation assistance payment is calculated based on the appraised value of the homeowner's property. (The bank determines that as well as the starting list price.

• The total amount will be no less than $2,500, but no more than $30,000.

• The payment will be delivered at the time of closing if the homeowner complies with all terms and conditions of the Short Sale Agreement, which includes but are not limited to the following:

• a full walk-through appraisal must be completed

• and the homeowner must satisfy all junior liens and provide clear title for the property (the relocation assistance payment can be used to clear those liens).

• The short sale must close by September 26, 2013.

• If the homeowner does not comply with all terms and conditions of the Short Sale Agreement, they will not receive the relocation assistance payment.

• Loans that are VA and FHA are not part of this program. If you have a VA Loan, the VA does sometimes allow some for relocation assistance. VA Short Sales tend to be pretty straight forward IF you have a real hardship such as base trasfer, divorce, retirement, etc. •Regardless of your lender feel free to call me to see if you may qualify for a short sale. •Remember, the end goal is to get you get your home sold with the best possible outcome for you so you can move on and begin a new chapter in your life.
