Here we are already heading into March and the amount of Las Vegas homes for sale that do not have offers, has dropped to approx 3,500.

There are a little over 11,000 homes that already have a contract on them.

 

If you are considering selling your home, give us a call as you may not have to do a short sale and if your home is still underwater, we can list it as a short sale and either way, if priced right, we most likely have it under contract within the week.

Las Vegas homes on the market, (that are available for offers), has dropped below 4,000 to approx. 3,777.

About 658 of those homes are Las Vegas Short Sales, a little over 375 are Las Vegas foreclosures, the majority of the homes for sale now are equity – traditional sales and flip homes, (which are typically also considered equity sales now because the flipper bought them at foreclosure auction fixes them up and lists them typically at or above current market value for the neighborhood).

This covers all Las Vegas, Henderson, Summerlin and North Las Vegas and this is a low amount for the area so we are still seeing multiple offers and the best homes going under contract pretty fast.

Las Vegas Homes already under contract are at approx 10,837, of that the majority are Las Vegas short sales

Even with lower inventory of available homes for sale, which is increasing values in some areas, it may not be enough for some, as there are still many homeowners that owe more on their home than it is worth and may not be able to afford their homes anymore, leading to continued short sales in the Las Vegas area.

Las Vegas area residents have been waiting for this water park to open for quite some time and there continues to be delays.

The water park is to be near Fort Apache and Sunset and over the past 2 years as we drive by we have seen construction stop and start but, today some good news, The water park is now scheduled to open next year and Andre Agassi is on board as an investor! It also gets a new name Wet n Wild.

Do I have to sign a waiver of the SRPD? I'm buying a Las Vegas foreclosure and they want me to sign this waiver.

Well the short answer is No you don't have to sign it if you don't want to. 

When you are buying a Las Vegas foreclosure, (which is a bank owned home), most of the agents who are selling these bank owned foreclosure homes are requiring this be waived as a condition of the sale and because the banks won't fill out the SRPD (Sellers Real Property Disclosure) which is a required form to be filled out by the seller of the home.

NOW there is a new law in place that goes into effect Oct 1, 2011 - the SRPD MAY NO LONGER BE WAIVED 
The seller may not request or require the purchaser to waive it, and the purchaser may not waive it.

But until then, expect most bank owned foreclosures to be asking for a waiver.
The SRPD will most likely be modified soon to have a specific section for bank owned homes, etc

Regardless, when you are buying a home in the Las Vegas area, remember you really are buying it "as is", so make sure to hire a home inspector to get the home inspected before you finalize the deal.

How late is too late for Fireworks?

That is a question I'm sure many are asking themselves today and I've noticed the question being brought up here on some of the Las Vegas news channel as well.

I think the question has come up more this year after the 4th of July, because the 4th of July was on a Monday, which meant most had to go to work the next day, so they didn't want to hear fireworks still going off a 1am

I was definately thinking about it after 11 pm because the fireworks were still going off and I do love fireworks, but of course hate the booms that consistanly keep coming after trying to hit the sack, but hey, it is indepence day a cause for celebration!

I feel so sorry for all the dogs that absolutely freak out when they hear that first "boom" on the holiday weekend and their owners For us my little guys suffering and freaking out is typically Fri,Sat,Sun and this year Monday night as well, with Monday night being the worst.

Here, the Las Vegas casinos set off their fireworks at 9 pm which was reasonable.
I've heard a lot of folks commenting 11 pm should be the cutoff regardless of the celebration at hand.
