 Are you thinking about selling your Eastport Long Island home now or in the near future? How will you go about choosing an agent?One way is to start by looking at the areas market share. A market share is important because it shows how many homes brokers and their agents are listing and selling during a selected period of time in a specific town or village. Very little market share would at best indicate a lack of presence or consumer awareness of a broker, and at worst might reflect past unsatisfactory performance. So then what would a large market share indicate? Pending transactions have slowed down as the numbers below will indicate, and this time of year is usually when we are picking up the pace and going into more contracts and  sales. The good news for sellers is that at least for the moment inventory remains steady and low which should keep the median sale price near or at normal.   In these reports I always ask "Is this a good time to sell your Eastport home?" The following report is based on the 3 month period ending Jan. 31 ,2020This month's report shows what usually happens in the Eastport Real Estate Market around this time of year. As I have mentioned in the last couple reports we see a winding down of buyer and seller interest. That's not to be confused with market activity. As you will see with the numbers below there were a robust (for Eastport) amount of closings. Broken down month by month we see 2 closings in November and 5 in December. There were 0 closings in January. Keep in mind that closings reflect the end of a process that typically begins 45 to 60 days earlier, so to see no transfers in January emphasizes how interest wanes in November and December.However, even as I write this report the new season has begun and buyers are...

 The following report is based on the 3 month period ending Dec. 31, 2019 This months graph is about supply and demand.  My market reports are based on the real estate happenings of the previous three months. I like the three month synopsis because it provides a snapshot of current rather than long term events, however I will be doing a year end report as well.Supply change- So when we look at supply (housing inventory) change and see in the graph that supply is down 36.36%, that is within the three month period, but the graph goes back to the beginning of the year and we can see that other than the summer dog days we are at yearly low for homes available for sale. Any time you see inventory going down, and buyer interest going up, it's a good time to sell.If you follow real estate this is the time of year we see a lot of "the holidays are a great time of year to sell your home" postcards and internet articles from your favorite realtors. Usually it's in list form - "ten great reasons to list your home during the holidays"- that sort of thing. I honestly don't know if there are ten great reasons, but there are definitely two or three.  My last entry had to do with Long Island Restaurant week. I hope you all enjoyed at least one good meal out there. Keeping positive, my personal favorite of the three restaurants we visited was Blackwell's in Wading River. The choices were great, and the meal was excellent, and the plates were full (my most important criteria!)Speaking of food, the Eastport Fire Department will be hosting Buffet Breakfasts on Sunday mornings during November. The one and one half square miles of land that is now called Eastport actually had it's beginning as far back as the 1730s. Back then, Gristmills could be found at the heads of most of the creeks, and farming was the community's most important asset. Early on, the area actually was two adjoining communities, Seatuck and Waterville. The two hamlets joined some time around 1850 to become what is now known today as Eastport. Not long after the Pekin duck was introduced to the U.S. from China (somewhere around 1873), duck farming became central to Eastport with as many as 29  farms located in the area.
