This is one of my favorite places: wildlife refuge, protected waterfront, private water frontage and all the clams and oysters you can eat!!!

You heard me right! There are oyster beds and clam beds right out in front of this Modern treasure. You can go oystering and clamming at any time they are ready! (NOT in any month without an R though--summer months are not the best for cold water shell fish)

ABOUT THE HOUSE AND IT'S ENVIRONS

The house was built in 1995 and replaces one of the original beach shacks on Cold Spring Pond. At the time, the owner built a very large deck that covered the span of the house and it reaches out nearly to the bulk heading on the shore. This is something that one can no longer do in today's restrictive requirements for wetlands and waterfront properties. However, the current owner decided to go to the Town of Southampton for permission to keep the deck if they listed the house for sale; so it has been approved and now is part of the property, an invaluable part of the ownership here in Cold Spring Point.

ONE OF THE INLETS OR CANALS THAT MAKE LIVING ON THE WATER A DREAM COME TRUE!The lot itself is very large for the area; it is .76 of an acre and includes the road way and the other side of the road, into the  the deep water inlet on the front side of the house. LIVING IN SOUTHAMPTON VILLAGE, NEW YORK...

Restaurants, movie theaters, playgrounds, drugstores, Grocery stores, are all within a 1/2 mile radius within the Village limits here and that has been the driving force for homeownership in Southampton since it was founded in 1894.

Small wonder then, that Southampton Village, New York is THE destination for home buyers! Buyers, looking to buy here in the Hamptons are looking for "proximity" more than anything else right now.

A SOUTHAMPTON VILLAGE GATHERING ROOM

 

The fact is that Southampton Village and the other Hamlets that make up the "Hamptons" are all where they were since the very beginning for good reason, when there was no mass transportation; when even a buggy ride was a luxury! In the 1600's people walked every place they went.

Farmers, carrying their bags of wheat and rye in a wooden sleigh in the winter and wheel barrow in the summer, walked to the grist mill in water Mill.

There were no massive farms then; family farms were just a source of food--a way of life that every living human needed toTHE WIND MILL IN WATER MILL NEW YORK live and thrive in the earliest times here in the Hamlets of the Eastern End of Long island, New York. Walking was the main mode of travel.

A horse and buggy could help them out but most of the time it was a walk that got you to the place you were going---a job at the Halsey farm; church on Sunday morning or a walk to the general store for provisions.

Flash forward to the 21st century.....

Again, the residents who have homes, either second homes or primary residences here are all walking to the shops, the grocer, the restaurants. This is not news to those of us who are in real estate in Southampton Village, NY. It is THE destination for home buyers. When buyers come looking, they invariably ask for a Village location, especially since the economy faltered and failed in 2008-2009.

Maybe it's the need to save money on gas?--maybe the need for a relatively easy way to stay fit? These young and not-so-young buyers are ahead of the game if they bought at the bottom of the market...from January '08 to the present. They are young (in their thinking!), savvy New Yorkers, New Jersey and Connecticut families who have spent summers here over the years. The Parrish Art Museum, in the throws of leaving the Village to go to their new home in Water Mill, still offers world class exhibits of William Meritt Chase and other famous local art collections at the historical Stanford White building on Jobs Lane. The tall columns of the classical Busts of Caesar still stand strong, and line the lovely brick walk which takes you from Jobs Lane to West main street... a scene Not to be missed if you come to The Hamptons.

 

An ice cream cone from the Fudge Shop on Main, a delicious soup and salad at Silvers, also on Main Street and an Italian Ice or a 4 star dinner at Sant Ambroise can make you never want to leave this fabulous and historic POST LANE HOME THAT JUST WENT TO CONTRACTvillage.

"PLEASE DON'T BOTHER ME WITH ALL THOSE PESKY QUESTIONS"YOU ARE THE SELLER....WHY GIVE IN TO THE AGENT 'S NUMEROUS REQUESTS?

Many weeks ago I had a conversation with a client who wanted to list her home with me and then proceeded to complain that I was asking too much of her when I asked her for documents about her property. "Please do not bother me with all those pesky questions" was her reply to my request!

She was very upset when I asked her if she had a survey and then proceeded to ignore my request. I did go to the Building Department to get the survey they had on file and I got as much information as I could because I knew that there could be problems that I needed to know about.

 

On my part, I like to be aware of and to make the owner aware of the many things that can go wrong if you are not on top of all the facts about a property. I think it is best to avoid the "trap" of having a listing that you can't sell because of a lack of a certificate of occupancy or a neighbor who has taken adverse posession with a fence that infringes on the property!

 To avoid a catastrophe at closing or a law suit afterwards, most homeowners like to be made aware of these things....I always ask things like:

  • Do you have a survey?
  • Do you have an updated C of O?
  • Have you had a recent appraisal? if so what did the house appraise for and when?DON'T GET "TRAPPED" WITH A LISTING THAT YOU CAN'T CLOSE!
  • Have you had a recent home inspection?
  • Do you know of any issues that may affect the outcome of an inspection?
  • Have you ever had an issue with your lot lines?
  • Are you connected to Town water?
  • Do you have gas or oil heat?
  • Is your oil tank in the ground? If so have you had it tested lately?
  • If you do not use the oil tank any longer, "have you "abandoned" it properly?"
  • Have you had a recent inspection or clean-out of your septic system?

These are just a few of the things I always ask in preparation for taking a listing. In my experience it is always best to be aware of the potential trip-ups that can be found early on. I like to advise the owner to get these issues handled long before there is ever a deal. 

WHAT ARE SOME OF THE THINGS YOU ASK YOUR SELLERS FOR?May I suggest that, if you are a homeowner trying to sell your home you should listen to the professional in the room?

UNTIL ALL THE PIECES ARE PUT TOGETHERWHAT DOES IT TAKE???...Business Relationships Are Tough To put together!!!

BUSINESS RELATIONSHIPS NEED TO BE ASSEMBLED. Until all the pieces are in place, All you have is a pile of pieces, meaning nothing!

As Real estate professionals, it is essential to build trust, comfort, believability, and credibility with your clients and customers. The ingredients with which to create this relationship are not unique to real estate--any successful sales professional knows that you must be as on target with how you handle people as a good psycho-analyst!

 

 

TRY STARTING WITH A WILLING PARTICIPANT!...

When the time is right to start a real business relationship I have discovered that you need to have a willing partner. This may seem to be quite obvious, but I have found that there are more agents out there trying to develop relationships with people who have no interest in them.

HOLD UP THE TRUTH IN ALL BUSINESS AFFAIRSThese are the agents who believe they have the "magic touch" with people. They do not even question their ability to sign people up as "My Customer" or "My Buyer" or even "My Client" when in fact they are in no better a position than a brick wall to have the kind of connection that it takes to have a good, solid business relationship.

THE PLAIN TRUTH...

The plain truth can be quite painful, as one of my fellow agents learned a year or so ago.

This agent had her eye on a homeowner who was known to buy properties and build new houses and in turn, list with an agent and sell said property. This man was her neighbor; lives in the same gated community as she does and therefore the idea that he was hers to claim in a business YOU CAN'T FORCE A BUSINESS RELATIONSHIP TO HAPPEN!relationship seemed obvious to her.

It so happens that this individual homeowner had already heard of me, found me on the internet and called me to handle his next project. She persisted in the pushing to work with her---she invited him to parties and persisted in "accidentally" running into him when he was walking his dog at the same time she was walking hers!

This man was so turned off by her behavior that he finally wrote a note telling her he already had an agent he was happy with and that there would be no need to contact him anymore...to this day he still gets invites to her parties and she persists in trying to get him to finally recognize that he "belongs" to her because he is her neighbor!

There are ways one can develop business relationships that seem almost impossible to build, but I have never heard of one happening unless the following attributes are applied to the effort!

RAPPORT BUILDING...

  • Take your time, if at all possible when you first meet a potential buyer or seller; an unhurried meeting gives you the chance to reveal who you are.
  • Listen more than you talk.
  • Remain open to the idea of just what this person's situation is.
  • A good rapport will begin a business relationship that can last well into the future with this client or customer.

APTITUDE REVEALED...

  • You can reveal your real estate aptitude by telling a potential client/customer why you are in the business, what you have accomplished (even if it is just one instance) that you experienced and are well prepared to discuss.
  • DO NOT dominate the conversation, however, a little bit of bragging can work in your favor.
  • Site 1 or 2 instances that are truthful and have made an important contribution to a business and do not go overboard.

CREDIBILITY IS ESSENTIAL...

  • Be prompt in all your dealings; this includes returning phone calls and emails
  • "In today's world of universal deceit, telling the truth is a revolutionary act"-- George Orwell said it back then and today it is even more true!SEALING THE DEAL WILL BE ONE WAY YOU BUILD CREDIBILITY
  • Always keep your commitments; never let anyone "hang" in wait for you.
  • Do not over-commit; promise only what you are able to finish!

COMPETENCE IS GOLDEN...

Nothing will seal your fate with a client or customer more than competency!

  • Competence is a rare quality in real estate---find it and use it as if your life depends on it.
  • Find out how to get the most information from your town building department--become a regular in town hall
  • Consider your relationships with zoning board members as important as the one with your client!
  • Become proficient at informing your client/customer of current developments--

The nature of business relationships is a fragile one. You risk losing more than one client/customer if you fail to build up your ability to bond with just one of them!

CREDIBILITY...Where Is Your Credibility Factor?

CREDIBILITY IS A BALANCING ACT--ALWAYS ON AN EVEN KEEL!

Credibility is an interesting word. It comes from the word "credible"; it means "believable"and in other words if you are not believable you have no MAKING AN IMPRESSION WITH CREDIBILITYcredibility! It's as simple as that--

Or is it?

If you have a credible presence in your business dealings you will have a balanced approach to the way you deal with people. Balanced and straight-forward, leaving nothing to be explained after a listing is signed up as your exclusive in a binding agreement or after a contract is signed and a deal is done. You act on any and all contacts you get and you make sure all i's are dotted and t's are crossed in a purchase memo...Simple as that!

well, not so fast!

 

Don't take this the wrong way; building credibility is NOT easy. It can be the single most important thing to your success and yet, if you don't really get the idea that it is that important it is so easy to backslide.

  • Quick Response
  • Quick Response backed up by action
  • Action backed up by good research
  • Good research backed up by real facts
  • Real facts backed up by solid information
  • Solid information backed up by substantive data
  • Substantive Data backed up by factual sources
  • All accomplished in a balanced and credible way, backed up by your credibility!

BUILDING CREDIBILITY....

It all starts with your response time. Responding in a timely manner to your email, phone calls, text messages, blog posts--all of it--that is where building credibility begins. ANSWER YOUR PHONE!....or your emails, texts etc. and answer them immediately! We live in a high tech world that has evolved into a whip-cracking response time or you lose! Unfortunately, there is no time for mistakes or laxity with this one. Make it priority number one to respond and respond quickly! You will not be viewed as credible if you do not return phone calls or answer emails!

RESEARCH IS HARD WORK; WITHOUT IT, NO CREDIBILITY!I like to think of it this way:  The AR Blog Roll works just like everything else out there in terms of technology and SEO...if you write a blog and then disappear, you will not benefit from the first responders. Those first members who quickly get to responding to your blog posts are the members who make it happen for you here on Activerain! They can literally put your post in front of the public faster and in front of the powers that be here on AR--to get the recognition or even a big fat yellow star!!!...

More than that, YOUR response (Action) in return to your comments is crucial to getting the GooglGOOGLE JUICE FOR GOOD SEO!e Juices flowing!!!

 

Your actions will always tell the truth about you and how credible you are.--Don't believe me? Look at what happens when an appointment is made and then not kept. How many times does one get away with that?

If you do not keep your commitments you will have no credibility with those who are left hanging. 

Market reports come to mind when we talk about good information---Good information is not always "data"..No, good information comes from your experience AND fact based data in order to round out a good market report. Your credibility is on display big-time when you do a good market report!

NO CREDIBLE FACTS; NO CREDIBILITY!

Research is an action that can not be given short shrift---you need to do the work!

MARKET REPORTS, BACKED UP BY CREDIBLE DATA, CREATES CREDIBILITYWithout a commitment to the necessary research, an agent becomes just another order taker--and the public does not like order takers. They view those agents who do not share themselves and their knowledge as just more of the same old type of agent who came into the real estate business just to fill in an empty time slot. A wife who has time on her hands--her husband who retired and now wants to keep himself busy!...Credibility is in the tank!!!

Many friends of mine in this business just don't see the value of fact-based communications with their clients--they have literally let that part of their real estate business go to the "powers" that be.

Top Management does do the research in many companies and they do dispense the information to major publications and publishing those reports is great--

But it is not the same as a well researched, credible market report specific to the area in question--the place where your buyer bought their home; or where A homeowner lives who just signed you up as their Exclusive Agent!

CREDIBLE ACTIONS BUILD CREDIBILITY.....AND BUILDS MORE AND MORE BUSINESS IN THE PROCESS!
