I'm
always looking to see if other open houses are being held around my
listings. When I see one I call my sellers to see if I can
do one for their home so we can get the buyer traffic from the
other open house. This time they weren't able to but that is ok
since I have one scheduled in the very near future.
I
receive a text message from my client stating we need more
brochures since there is only 1 left. 1 left? There were
six there last week. Did they use them to line the kitty litter box
or something? Oh wait, they do not have a cat. Something is up for
sure.
I
call my client and he tells me the buyers that went to the other
open house couldn't find it and went to my client's house
instead. They were showing these other buyers their home and gave
all of them the brochure and told them to contact me if they have
any questions or if they want to come back to take another look.
They also held this open house in their pajamas!

One sold during 2011 and seven sold during 2012. The chart below
reflects the median sales price not the actual price each unit sold
for.
Currently, most 1
bedroom coops in Fisherman's Wharf will sell in the
$160's. Condition and location matter just like with single family
homes.
West Babylon coops are great for first time home
buyers who cannot afford a single family home and are an
investment. You do have to meet certain financial/income
requirements set forth by the board. You can read about that

About Fisherman's Wharf in West Babylon
Fisherman's Wharf has 144 units. There are upper units and
lower units. No duplexes. The units that surround the lake are only
1 bedroom units. Throughout the rest of Fisherman's Wharf the units
are either 1 or 2 bedrooms.

Amenities:
In-ground pool with a pool-side grill, 1 tennis court, 1 half-court
basketball, Shuffle board and bocce ball. Clubhouse with an
exercise room and a meeting room upstairs. Shareholders can rent
that room for a nominal fee for parties. The clubhouse is also
accessible via an electronic pass card. There are laundry
facilities on the premises. There is also 1 unregistered parking
space per registered owner.
Fisherman's Wharf is
managed by Total Community Management located in Bellmore,
NY. With a co-op you get shares of stock and a proprietary lease.
Each unit has a certain amount of shares. There is also a stock
certificate that becomes the lien which is held by your bank who
granted you your mortgage. If you pay cash for your unit, then you
get the share certificate. Hold onto that because when you sell
your unit, that has to be passed on to the new owner. If you lose
it, then it will cost you around $200+ to replace it.
Fisherman's Wharf
Maintenance Fees: Includes your share of property taxes,
part of the underlying mortgage on the property, gas heat, water,
waste removal, landscaping, snow removal, pool, tennis courts,
clubhouse, parking, exterior repairs and some interior repairs like
the electric and plumbing that are inside of the walls of your
unit. The maintenance fees can be up to 65% deductible. Please
consult with your tax professional regarding this.
You are
allowed to sublet your unit upon board approval. You will
be charged $1.25 per share sublet fee each year. Your tenant also
has to meet the Board's financial requirements.
Fisherman's Wharf
Income/Credit Requirements: If you are taking a mortgage,
your Gross Income must be 5-1/2 times or more the maintenance fee.
If paying all cash, then it's 4-1/2 times the maintenance fee. Your
Debt To Income Ratio must be 3 to 1 or less. Before being approved
by the Board, you must furnish me with your credit report, mortgage
pre-approval letter, last years tax return and 2 weeks of
pay-stubs. A minimum of 15% down is required by the Fisherman's
Wharf Co-op Board.
Getting
approved by the Fisherman's Wharf Board is the last step before
going to closing. From the time your offer is accepted
from the homeowner right through the interview with the Board, it
will take 60 to 90 days to close. There are Board application fees
as well. If you get declined by the Board, they have to furnish a
reason why in writing within 45 days. This is THE LAW that was put into
place two years ago in Suffolk County. Do not let anyone tell you
otherwise.

Fishermans Wharf West Babylon Coops is now a Gated
Community
Fishermans Wharf in West Babylon
is now a gated community. The gates are being "tested" and
as of January 28th, 2013 the front gate on Millard Avenue will be
functional with the rear entrance gates up. On February 28th, 2013
both gated entrances will be fully operational.

Fishermans Wharf owners will have remote controls to keep
in their cars and will be given visitor access cards. The visitor
access cards are to be used for the main gate on Millard
Avenue.
When searching for a coop in Fisherman's Wharf,
you will have to search two ways on real estate websites. When you
choose West Babylon and Coop, you can check the section for "gated
community" and without gated community in order to get all of the
coop listings. Some of the listings are still not marked as a gated
community for Fishermans Wharf and some are. Fishermans Wharf in
West Babylon has never been a gated community so it will take a
while for people to realize it is now a gated community.

weekend. A spacious in-ground pool you will certainly enjoy all
summer long. They also have an "End of Summer" BBQ party every
year.
Clubhouse
When living at Fishermans Wharf in West Babylon
you will have a clubhouse entry pass. The clubhouse is on the 2nd
floor and this is where residents will have casual
meetings/gatherings and it is where the board will have meetings
with the shareholders/owners once a year to keep everyone up to
date. There is also a pool table for you to use. You can also have
large parties at the clubhouse for a nominal fee.

Gym
There is a gym located on the first floor below
the clubhouse with treadmills and weight machines and free-weights.
If that is all you need then why pay for an expensive gym
membership?
Laundry Facilities
There are on-site laundry rooms at Fishermans Wharf
coops. Each laundry room has enough washers and dryers
that you shouldn't have to wait to do your laundry. You will also
get a money card that you place into the machines instead of using
coins and dollar bills.
Parking
There is plenty of parking on the West side and
North side of Fishermans Wharf. The parking by the lake can be a
little tight at times.

Fishermans Wharf West
Babylon Coops are Getting a New
Addition
By
December 2012, Fishermans Wharf Coops in West Babylon will
become a gated community.
Fishermans Wharf Coop
residents are in the process of ordering remotes and
visitor access passes for their friends and family. Fishermans
Wharf residents will be able to remotely let their visitors
in.
One of
the benefits to living in a gated community is that random
cars won't be able to enter the property without having a guest
pass. Some ungated communities will have strange cars coming in and
out frequently which makes the residents feel
uncomfortable.
The
other improvements that have been made to Fishermans Wharf
Coops is the roadway project where the parking lots and
roadway inside the development have been redone and all the
sidewalks are new.
During
the time I lived in Fishermans Wharf in West Babylon, the
roofs, vinly siding, windows and decks were replaced. Fishermans
Wharf has come a long way over the years and the board members are
very diligent in getting things done and making the right decisions
for the shareholders (owners).
